ok so i've found a lovely house to buy - but just discovered they're building a windfarm next to it. Estate agents claim they "didn't know"...

or so they say - so that being the case they presumably didn't value the house on the basis of it being next to a windfarm. What sort of discount do you reckon you should get off the sale price for being next to a windfarm.

Ummm, what's wrong with living next to a wind farm? I think the turbines are rather elegant.

I don't mind them either which is why I'm still considering the house but its RIGHT next to it as in the windfarm will be in the next field and there will therefore be noise and loss of view.
It must make a bit of a difference to the value don't you think? Just on the basis that upon resale some people might be put off.

I think we're all going to have to stop being nimbies about wind farms - we have to get energy from somewhere. Why would you expect a discount?

It doesn't matter what the OP thinks about windfarms -the fact is that there will be people put off by a windfarm next door which will impact on the number of potential buyers and thus the property value.

On the basis that the agents apparently valued it without knowing the windfarm was goign to be there. I'm not meaning to start a pros and cons of windfarms argument. I am entirely in support of windfarms. If I wasn't I wouldn't be considering spending a lot of money on a house next to one. HOWEVER,it must surely devalue property slightly if there is a windfarm right next door to your house.

It will devalue it -in a choice between two similar homes most people would choose the one not sited near the windfarm -thus they will require a discount on market value to consider buying it.

seriously, i saw a documentary about it, the turbines make this hellish drone for miles. people were being driven mad by them.

I should probably mention that this is an expensive house standing on its own with views over open countryside.

I have stood under a huge wind turbine and held a conversation-just, you have to be pretty close for it to actually be a problem noise, less invasive than a trainline or busy road. i guess we need windfarms so therefore people have to buy the houses next to them. I think whether it devalues the house it is up to personal taste.

Someone told me that having a windfarm in a area makes it more likely that greenbelt land nearby will be released for development. Anyone know if that is true?

why not just ask the local planning department, think they usually have forward plans for the development potential or lack of in any given area.

The council just say its greenbelt. But the windfarm hasn't gone up yet.

I think that you would have problems reselling. It's a top end house and I am not sure that a wind farm nearby would do anything for its value...

Gorgeous house. But I really wouldn't. I'm sure the value of the house would take a massive hit, and would make it much harder to sell.

If you really want to live in the house for ever and don't care about the value, then go and spend some time right next to an existing windfarm and see how you feel about it.

I need to be realistic though since we would be stretching ourselves to buy it. Silly to do that if we'd have problems selling it in the future.

ellehcim the windfarm would certainly devalue it and would definitely make it much more difficult to sell. I would phone up another local agent that deals in high end properties locally (savills?) and have a chat with a senior negotiater. Say "I've just looked at this house - lovely - I'm sure you know it - but I hear there is a windfarm going up right next to it. [pause to let them rabbit on about the windfarm, the house, whatever. On the off chance they don't seize the chance to talk about the house, keep going by saying] With that in mind, I assume the price they are asking is silly, and it will also be noisy and impossible to sell. [pause again and let them take the bait. if not...] I'm surprised they would allow it in a greenbelt area [pause....] I would be interested in your thoughts and also if you have anything else on your books you could show me in a similar vein" [floodgates will open, sit back and listen]

THey ALL know what is going on

I agree with the idea of going to spend some time right beside a windfarm. It might be okay and if you could get a discount....my parents live near a windfarm (not really close though) and it doesn't harm their beautifull views.

That house is gorgeous.

Hope you can buy it!
