How much will it cost to replace a flat roof?

We have a ground floor extension with an aging flat roof. I think it needs replacing especially if the room is to become habitable in winter as it’s currently an ice box! It’s approximately 4m x 4m and just wondering how much it might cost to replace.

That was the cheapest quote by about 2k. Get 3 quotes at least and bear in mind that was a long time ago and it'll be more expensive now. We did have guttering too but iirc it wasn't that much difference.

Ok thanks. I dread to think how much it will cost. The roof itself could probably last a while yet but there’s no insulation underneath it so the room is freezing. I’m thinking ahead to the higher energy rates and trying to heat a very cold room, hence my plan to get the roof replaced.

If the structure is sound you could insulate the ceiling, before that, what are the walls and windows like, if it’s a low spec extension a new roof might not improve it much

There’s two huge windows and a back door which don’t seem to offer much insulation. Perhaps I should weigh up the pros and cons of replacing these to see if it makes a difference in terms of insulation.

I've got a 2x3 metre ground floor bathroom extention off the kitchen (old house). I honestly thought it would be 1-2k! How spectacularly out of touch am I. Might have to cover it in some classy tarpaulin if it ever leaks.

My whole house reroofed with tiles was only 5k 6 years ago. That seems an awful lot for a small area of flat roof, I thought they were supposedly cheaper?

I moved into this bungalow in March 2021, and was really pleased the flat roof on the extension had been replaced in 2019. Wrong! Blew off last November in Storm Arwen, vendor had unknowingly engaged a cowboy who'd only nailed the chipboard down so the wind took it all easily. I lost everything in here as the ceiling came down a few days later.

I would recommend going to the extra expense of having resin, as well as insulating. I'm in Northumberland and we had storm after storm last winter. I was lucky to have someone fight my corner to get the money off my insurer, and they eventually paid the only quote I could get for £9K plus VAT.

We're in the process of getting double dormer (front and back) quotes in the bracket of 4-6k

Look into heavy curtains ,that will be more effective I would think.
