Can anyone tell me how much roughly this extension will cost with also transforming garage into
Utility . We want to straighten off the house to add bifolds and make the kitchen/dinning room into one . We will also need structural support knocking through into dining room .

I don't know the answer I'm afraid but the back of our house is already straight and I've been told that bi-folds will be disproportionately expensive because the bit between the kitchen door and current patio door in the dining room is weight bearing

That makes sense thank you .. we can really extend into the garden anymore as it's really not that big .. il look at other options .

I think it depends what you want to do in the space. If you're knocking down the back wall behind your kitchen and garage, it'll be expensive as they currently hold up your house. I don't think it'll be worth the amount of money it'll cost for such a small space.

Between 1k and 1.5k per square meter, the doors will be extra.

If the extension needs a picture frame beam structure I think you would be very lucky to get it done for less than £2k per m2.

i am opening up the back of my house to extend the kitchen plus adding a side extension. It’s working out as £3k per m2 - that includes plumping and electrician costs - new space plastered out.

ita so expensive because of the steel work required. I am only going out three meters at the back - smaller extensions which remove support walls will work out as much more expensive per meter sq.

It's not worth the effort and cost for such a small extension in my opinion. Can't you just convert the garage and knock through to create what you want?

Yes I think that's what We'l end up doing , i was just hoping to have a better doors .

You could put in doors without needing to move the load-bearing wall outward and add structural steel. Much cheaoer to extend into the garage and just add doors at the back.

Take the wall out between kitchen and dining, then put bifolds where the current dining room doors/window is. You'll need an additional steel but not overly complicated. Then make the end of the garage a utility, putting a door through to the kitchen.

I would do this and add a steal beam. Be cheaper than extension.
