HugeWater mains in back garden of new build

The searches for our new build have indicated that a 225cl mains pipe is in the middle of our garden, with the no build zone going right up to our patio.

It scuppers a sort of plan to put a pergola on the patio but we could put a shed at far end.

Obviously we're a bit wary of the risk of bursting and maintainance...surely the developer must have got planning permission and factored risk in?

All houses down the street have this mains zo trying not to freak about it

Best checking exactly what it means with your conveyancing solicitor. No build usually means no solid building - eg an extension or garage with foundations. A pergola on a patio wouldn’t normally be included in this.
As for the water mains bursting - have a look at the water authority website or ask your solicitors advice and see what they cover in the event it does burst eg property flooding/access needed/restoring gardens to pre flood state.
It’s not unusual, there are solutions to most things of this nature. Do not panic.

It will need you can't ever build an extension or have a conservatory, someone to consider for you and future buyers.
Is the property a free-hold or leasehold?

Its freehold.
Good point re future buyers.

I'm hopeful there's a solution or provision, just need go see what it is to understand it.
