Management Fee Not disclosed on PIF

Hi,
I made an offer 3 months ago on a property which is 10 years old. I asked the EA if there was a management fee as I know most new build estate have them. Was told NO. Received the property information form and “Are they any Management Fees” was ticked NO.
All well and good and ticked along nicely.
Just received a message from my solicitor that there IS a management fee and the cost are £240 a month Plus around £500 to transfer it. It also has shed loads of restrictions which are tied to the deeds and cant even wipe my arse without permission from the management company.
To say I am annoyed is an understatement because I SPECIFICALLY asked this question when putting in my offer.
Unsure what to do next. Any suggestions?
What is the point of the property information form if the seller can just lie?
PJ.

The EA isn’t necessarily going to know and I doubt you can rely on their answer.

People often answer that question wrong on the PIF. It’s annoying but the fees stand regardless, so you either accept them or pull out.

Management fee?! Is this for an apartment block with staff?

pj20000 · 27/08/2022 15:42

The EA asked the seller who said no management fee. I then made my offer.
It is for an estate where the 200 houses pay £240 a year each for an old bloke to cut the grass.
I know the fees stand but just wanted to have a vent before I…
A) Pull out.
B) Ask for a reduction.
C) Tut a while then carry on knowing not to believe a word on the PIF.

Vent away. That's shit.

I would be seriously pissed off and would most likely pull out. What's the 500 for? every time?

What's to stop them putting the fee up, so in ten years when you might want to sell it could be over a thousand and you will be stuck. If you pull out I would make it crystal clear that it is because of the fee, hopefully the seller who obviously lied will think twice in future.

Have I got this wrong or is that £48000 a year for someone to cut the grass?!

How much fucking grass is there?!

ermagerdabear · 27/08/2022 15:51

And where do I apply for that job?

LOL...
I reckon he has a helper on a Tuesday...
It is not so much that there IS a management fee but the fact that I made a point of asking this question when I made my offer and and he also lied on the form.
The £500 is to transfer the deeds into my name...it has a legal thingy on the deeds saying that you must get written permission from them to transfer. WTF.
Also the £240 a year wouldn't have been a deal breaker BUT what's to stop it doubling in a few years and when I am old and poor I will still have to find this money.
I have been looking at other houses but nothing that suits. I think the seller did this deliberately as he gambled I would be so far in with selling my house and buying this that I would go through with the purchase.
