Mortgage offer to completion - how long did it take?

Hi, have posted a few times about our situation. We are slowly getting there with our purchase, had our mortgage application approved on Thursday.

LL wants us out of our current rental by 30th Sept - she has a buyer who hasn't quite completed yet but they're not far off, they've been round to measure up for furniture etc.

How likely is it that we might make it to completion in the next 5 weeks? Is there anything we can do to speed things up? Our solicitors say they're waiting on docs from the vendor's solicitors, they say they've already sent them...

We don't want to have to move everything out and rent somewhere as it would (hopefully) only be for a couple of extra weeks and then we'd be tied into a contract plus paying the mortgage.

Any advice?

Ahh this is a difficult one it actually took us around 3 month once we got the mortgage offer
How many of you are there in the chain?

Hi, thanks for your reply! We are FTB and our vendors have said they can stay with parents until they complete. So really no chain either side.

No real answer tbh, weeks or months.
But I would be getting on to sols regarding the docs which have supposedly been sent but not received.

Are you contact with your seller?

I had my sellers email and whenever there was an issue like the above he would let me know and I'd get onto my sols and push my end.

No idea about searches, I think not because we're waiting on these docs.

I am in touch with the seller, have been on to her and she says she will chase on Tuesday.

I have no idea what to do if we don't complete in time. Can't afford to put our furniture in storage as we're using every last penny to buy the house (got down valued and we're having to put up £5000 extra)

We didn't even want to move, it's a bloody nightmare!

Honestly then I’d say remote chance of it happening in five weeks.

you can just not move out and your ll would have to got to court to evict you - but my view is that would be unethical.

are you sure your ll is actually going to complete then though. Tbh I said it would be unethical but then again your ll is also taking the piss if she’s trying to mess you around. When did the ll give you notice?

Yes, as far as we can tell - she gave us the minimum 2 months under the Section 21, originally at the end of June and then we went to her and said we didn't have enough time to complete a mortgage from scratch (we were initially going to buy the rental house but it was far too expensive) so her buyers offered to delay for another month. Don't want to take the piss by staying, even though I know legally we don't have to leave until she gets a court order. I don't want her buyers to pull out because of us!

We got our offer accepted on 1.6 and we still didnt exchange.....they said we are looking to move mid September or late September.....we just put notice down ( 2 months) on our rental house so hopping everything will speed up a bit and we could move beggining of October.....
From my point of view 5 weeks is very short period.....so you bettee start looking for back up plan

It was 9 weeks for us, and there was no chain as we were renters and the vendor was moving in with partner. I really don't get why it takes so long!

17 weeks here. FTB and no onward chain from the vendor. Conveyancing solicitors are a breed of their own 😬

I highly doubt that you will complete by the end of Sept but good luck to you

That should say 17 - no idea what happened there!

I highly doubt you will be able to.
Every time this gets asked, someone comes along and says they completed n 8 weeks or whatever, but the "norm" seems to be 5 months or so from when your offer was accepted by the vendor. I know you are a bit further on than that, but I'd start asking about re storage (if everything has gone smoothly with the land lord's sale?)

Thanks all. Do you think its unreasonable to ask our vendors if we can store our furniture at the new house to save us moving twice?
Has anyone done that before?

We could probably stay with my mum for a bit so not the end of the world.

Thought of asking the buyers of our current place if we could stay a little longer (and maybe pay them for it) but from reading about a bit I understand it's not really a thing.

it’s a tough one

I’ve got a friend who just did that but it was a probate sale so a bit different

youd just want to check insurance was okay

id be inclined to say I’d add a couple of hundred quad to the sale price if they let you
