Solicitor hasn’t got mortgage redemption figure

I am due to move on Tuesday. I am downsizing after a very difficult divorce and desperate to get everything behind me.

I am planning to pay off the mortgage and buy my new place (a small flat) outright. But today I got a call from the solicitor saying that she hadn’t been able to get the final redemption figure from the bank because she (the solicitor) is moving offices (merging with another firm) and so the bank couldn’t verify her identity!!

I called the bank myself and got the figure myself (it matched what I’d already told the solicitor) but the solicitor apparently needs some official letter which can’t now get there by Tuesday — with a postal strike and a bank holiday…

Meanwhile the solicitors office had closed so I am now in limbo wondering what happens next.

The solicitor has all the funds necessary for paying back the mortgage and funding the new place — except, of course, the money from my buyers.

I don’t have the money to buy the new place without the proceeds of my current house. What happens now? Is my screenshot of my chat with the bank good enough? I can hardly believe that the solicitor didn’t have this all in hand. I thought she was good but I’m rapidly changing my mind. Help!

Solicitor will need official notification from Lender
if I was the solicitor in this situation I would be on to the Bank first thing on Tuesday and not going off the phone until it was resolved
you should also phone Bank and ask them to send redemption statement to solicitor
post is a red herring,statement can be emailed
which bank is it

Thanks so much for replying!

It’s HSBC. I spoke to them on Friday and they were adamant they couldn’t send me an official email with the redemption figure on it. All that is available on my online account is the annual statement.

Does the bank have branches or is it inline only? If the former, can you go to bank branch today if open, or first thing on Tueday, ask them to produce a printed confirmation of redemption figure, then deliver this in person to solicitor's office?

Went into branch. They couldn’t help.

Phoned the mortgage centre. They said that the redemption figure was sent to my solicitor on the 25th… so why was she telling me on at 4.30 pm yesterday (26th) that she hadn’t received it? What was the story about the address change causing a problem? Is this some weird scam?! A weekend of fretting awaits.

If she phones HSBC they should email it through
I can probably find the number if necessary
if it was posted out will probably take a week to arrive

HSBC said they emailed the solicitor. They told me the correct email address for her. They quoted date and time that the email was sent. Really strange.

According to HSBC, you can log into your online portal and request one via manage and then select changes.

as someone who worked in Conveyancing, getting a redemption figure is very easy. Often immediate for a solicitor. It will either come by fax or via portal such as LMS.

Many thanks. Will have a look. I must admit that I’m very puzzled by the solicitor’s incompetence as it’s surely something she does every day.

Is she working for a bucket shop, cheap Conveyancing firm? The reason I ask is that it is very normal for these types of places to deny all knowledge when they actually do have the information. They are so busy, they will only acknowledge and deal with it at the very last minute, ie, only when they have to.

My dd had a similar issue exactly 12 months ago! Everything was ready for exchange / completion on the same day, but the solicitor hadn’t got the final figures from the bank. Lots of phone calls later, they got their figures on the morning of moving day!!!

If there's an office move going on and two IT systems coming together it's possible that something has happened meaning she hasn't received the email.

@sparklecement Amazing. I have got the letter. It's astonishing that none of the approximately five HSBC employees I've spoken to at length have been able to tell me about this option. Unbelievable.

Long established local firm, experienced conveyancer who handled our last move with no issues whatsover. Bizarre.
