Is it unreasonable to expect a fitted bathroom mirror to be left behind?

Hi,

we’re just going through the paperwork for the purchase of our new home and on reviewing the fixtures and fittings inventory, the seller has indicated that they will be taking things like light fittings etc which is ok, but then also in the bathroom there is a fitted mirror that has a light in it so it has obviously been electrically fitted etc, it just seems really odd to me that they would take this.

Is it odd, or is that just me? They’ve said if we want it, its £400

If they took it, they would have to make good, ie fill any holes, repair plaster, ensure electrics are safe and do on.

I suppose it is a light fitting. My understanding is they can't take any of them without replacing with something functional. They can take the chandeliers but they need to out up at least a plastic ceiling rose, they can't leave you with bare wires.

@PickAChew yes that’s a good point, i just think it’s so odd, a mirror that you just hang on the wall I can understand, but taking a fitted bathroom mirror just seems so weird to me. I mean you wouldn’t take the shower fittings would you? 😂

@Alldelicious yes they have said they are taking the light fittings and will replace won’t standard light pendant

They are bloody expensive but no I wouldn’t take ours with us.

I’ve taken light fittings ( chandeliers) if named in the contract. They were replaced with roses fitted with a light bulb. I think they could take this mirror but a suitable light fitting, I think IP 60 as it is over a basin would have to replace it. You can stipulate that: .this is what a contract is for.

if you think they are likely to leg it without replacing things properly, you can ask for a retention against completion, the EA can verify that the fittings are in place and the property has been left in a proper state. The extra money is then released by your solicitor.

I suppose really it’s a fitting.
It’s a mirror. It was probably really expensive and they don’t want to leave it behind .
