Best time of year to sell my house

Intending to sell my house next year. 700k price region, naice area if that's relevant. Would expect professional types with young families to be interested.

House has an impressive family friendly garden that looks glorious in the summer, less so in the earlier months. And inside tends to look rather dark up until the sun shines.

It will look most impressive from May onwards but noticed last year many houses went up for sale and sold quickly in March/April.

Intention is to hold out for the highest price, rather than get a quick sale, but don't want to miss out on the flurry of buyers that may be shopping earlier.

So what's the best time to put it up for sale?

April or when your garden is at its best.

Easter is a popular time to look. If you think families with children might be an option, they often like to be moved by the end of the summer holidays.
Or you could aim for summer and the “in by Christmas” crowd. It’s not as predictable as it used to be.

It doesn't matter - if it's priced right it will sell. We've sold two houses that went on the market in October and November. There's usually more on the market just before Easter, but it's not necessarily a good thing, just more competition.

Is it in a good school catchment ? If so, people will be looking to move in time to apply by the October. So I would put it on early new year/early spring.

The best time traditionally is put it on market in early March and it’ll sell over Easter holidays and complete around July.

No one shops for gouses over winter or summer.

You could try September if you’d rather push on.

We live in an area with a very sought after first/middle/high school system. People tend to look for houses from Easter, to be resident for when first/middle school applications close in January, and a bit sooner for October high school applications.

Yeah I’d agree asap. The market isn’t going to crash but it’s certainly going to slow and probably drop a bit
