Worrying surveyor report

Hello all,

We have just had our survey results back for an old (1920!) semi-detached 3 bed house. We knew it would be a mixed report due to the age but the report states that the following are in need of serious and urgent attention (and we should get quotes pre exchange of contracts):

  • roof structure
-main walls -walls and partitions -woodwork -electricity -gas/oil -heating -water heating -windows

Also we are advised to have an asbestos specialist visit the property due to ceiling asbestos.

Should we get quotes and then see if we can negotiate the price down? Or try to get the vendors to repair some of the above before completion?

What would you do?

We love the house just not the above issues

Ha that sounds like the survey we got back last month. We asked for a costings breakdown which came to £600k including £60k for new internal doors because the 130 year old ones "don't all close properly".

We're taking a builder to the property on Friday for an actual quote of how much it's going to cost to fix the roof/chimneys/guttering etc (as that came to about 200k in the costings report). I think the surveyor is trying to cover himself.

My instinct is that if you got a quantity surveyor to cost all of that (if you're getting a mortgage they might ask for that) it would be quite expensive.
A vendor is unlikely to rebuild or repair the walls. What exactly does it say on that section of the report?

That list sounds quite vague OP. What is actually wrong with each element?
