Would this floorplan be a deal breaker? pic attached

Seriously looking at this house on rightmove - floorplan in pic - wondering about whether the kitchen having no windows is a deal breaker, as it's really in the middle of the house ... yes there is a cooker hood and ceiling vent, but I am used to opening windows when cooking. The only thing to open is the bifold door in the 'conservatory' (actually a proper roofed living area off the kitchen) which you really wouldn't want in winter, or open the door to the utility room, or open door to utility and open that window, or open kitchen door to hall and then front door. Anyone got a similar layout? Can't decide if this would drive me mad!

I think I'd knock through into the utility room and/or the conservatory and ensure there were adequate windows there.

Are those cupboards opening off the hall? I think I might lose those plus the door from the bedroom to the kitchen, widen the bedroom and put in a door leading off the hall.

My parents house has a similar layout and it's absolutely fine. There is a window into the conservatory (old external window) which lets in lots of light, and if they want fresh air, it's just opening the utility doors.

Was this a bungalow and bedroom 3 is the original bathroom? Otherwise very odd

If you didn’t mind bedroom 3 being a home office and not a bedroom, and you could knock through from kitchen to the conservatory so that you had a kitchen peninsular rather than wall, it could work well?

Wouldn't bother me at all - Similar in old house kitchen was in middle, had patio doors instead of windows , sometimes opened in winter but only for like 5 or 10 mins. It was fab in the summer was able to open the doors wide open all day extractor fan took all smells steam etc. I loved it and really miss it. My new house will be something similar when built. It was a great kitchen for entertaining. I would though block the door from the bedroom into the kitchen and add a door from the hall to it , is there a link to actual house please ?

Remove one of the cupboards in the hall and create door to bedroom.

Swap kitchen and living room around. Job done. You can keep cooker on same wall just other side

You can't have a bedroom opening onto a kitchen under building regs due to fire risk. I wouldn't touch it.

You can but you have to be able to escape through the window.

An absolute deal breaker for me I'm afraid.

In my last house I had a window but no back door in my kitchen and I vowed to myself never to get into a house that doesn't have a back door in the kitchen again - our current home has windows and a back door leading into the garden.

Also, bedroom off the kitchen - absolutely not. The smells together with the fact there is no window in the kitchen to let the cooking smells out - would be a massive put off

I’d either do something like this eventually (if you want to incorporate the conservatory) or make the living room the kitchen.

Never mind bedroom 1 ! ? where is the bathroom or toilet ?!!!! The only way I can see this working would be to swap the kitchen and the lounge and move the bedroom door to the hall as pp has suggested. But not sure how you could use the utility room as off would be off the lounge.

You can have a bedroom off the kitchen as long as you have a window you could get out of in the bedroom.

friends bought a house 18 months ago & rejigged it all to allow more bedrooms as between them they have 5 kids.

it now has a very unusual layout with 2 bedrooms off the kitchen (and a Jack & Jill bathroom between them.

@ginghamstarfish as for a kitchen without windows, personally I'd hate it, but then my doors from my kitchen outside are rarely shut, even in winter.

you might not mind it, I have a friend who keeps her kitchen blind closed all the time and a heavy curtain over her back door -even in summer, so she might as well brick it up!!

could you put in skylights?? One of my bathrooms had no windows, but it was far too much hassle & expense to move it, so I put a skylight in, I LOVE it. (My only regret it not getting an electric one) the pole does drive me a bit batshit!!

We don't have a window in our kitchen. Just French doors. It's not a problem. Ideally we'd have a window too but that was not possible in any configuration and we can't afford not to compromise on something.

I looked and thought no but then realised we don't have a door or window to outside in our kitchen. Never bothered me or gave it much thought tbh.

In principle any house can be completely reconfigured if you have enough money, so the question is not so much whether the floorplan is a dealbreaker but how much money you have to fix it.

Without knowing where the stairs/bedroom 1/bathroom is - it’s hard to comment.

I’ve got a conservatory (not proper build) where the kitchen door used to be, and have to be very careful about opening windows and cooking smells - admittedly my extractor fan is dreadful and not used much.
Can’t have a gas oven or hob either, which is annoying.

It wouldn’t (didn’t) put me off if I loved the house. It niggles a bit though.

We don't plan to do any reconfiguration as the house (bungalow) is only 2 years old, and would not be able to afford it after buying. Sorry, cut off the front of the house as not relevant to my question- hall with two cupboards, 2 further bedrooms and bathrooms at front then hall leads to kitchen. Yes have visited, it's very nice, and there's nothing else anywhere near suitable, but keep thinking about the fact of not having a kitchen window.

Sorry! Should have drawn it myself - yes it does show a door from kitchen to bedroom but that is wrong, that doorway is off the hall after the two cupboards. What useless twats estate agents are.

The floor plan is incorrect then as on it, bedroom 3 quite clearly has a door off the kitchen?!?

I’m dying waiting for our extension to be done because I live in a shithole tiny bungalow- now you e all got me worried as the second architect we have had to use has designed a bedroom off a kitchen- albeit through a newly created miniature corridor. I’d never ever choose a layout like this but am stuck. I personally wouldn’t choose a house with a layout like that
