Is this notice valid?

My LL has served me a S.21 notice via email. I've checked my tenancy which says it has to be done in letter format and sent by recorded delivery. My LL doesn't know that I know this.
I've to be out of the property by mid September and still haven't been able to find a house. The house is up for sale, viewing is being done and the builders are are coming on the day I'm meant to move out (I'm not budging)
My question is, will the LL have to
re issue another S.21 which gives me an extra 2 months? If so, do I tell the LL now? She's being a bit pushy and asking when my leaving date is so that she can book a cheap flight.

How do I word this politely?

Go onto Tenancy matter Uk on facebook, they are excellent for giving correct advice and your rights.

Also check out Shelter as they are good at knowing legal rights for tenants.

I wouldn't as you'll just get it handed to you in person . If you need more time to find a new home then I'd let her find out herself .

You don't have to be out in the notice period given by the S.21. Landlord would have to take you to court. Takes months and months. They are desperate to sell before new legislation comes in / interest rate rises make the landlord scam unprofitable.

The whip is in your hand... get proper advice

also consider whether you need a good reference from the current landlord in order to move into another property. If you play hardball on this, they may not want to do so -especially if they go to court to get you evicted. Right now they will likely give a good reference if it helps you move on though.
