Does this look like subsidence?

Do you think this looks like subsidence? It’s round a kitchen window and across approximately 4 bricks.

No, have you had a new window recently ?

Boneidle1 · 22/08/2022 16:59

Thank you for your reply. No we haven’t, windows are over 20 years old

Does the window have a proper lintel?

Boneidle1 · 22/08/2022 17:02

I think so; I’ve attached a picture of what I assume is the lintel. Apologies, recently moved and everything is a worry

No, just needs repointing.

Alexahelp · 22/08/2022 17:12

No. As the owner of a hairline settlement crack that I watched for 5 years, I know the feeling! But the vast majority of cracks are not subsidence.

Thank you everyone. I feel everywhere I look something makes me think the house is going to fall down! Not helped by the fact the previous owners did f all for the last 10 years. Thank you, I feel reassured

Yeah probably when the window was changed last it maybe loosened it a little and over the years the cement/ pointing has worn away a bit. Like posted above ,just needs repointing now.

I moved last year to a Victoriam semi that the previous occupants were too tight to spend any money on, so I know the feeling! At least i didnt need to undo any DIY bodge ups, because they didnt do any. I was convinced pre purchase and for a few months after the sale that a whole host of things were wrong with the house and would collapse. Proper catastrophising! In reality I did the obvious survey red flags (guttering, new consumer unit/electrics) and nothing terrible has happened at all. Try to relax and enjoy your home 🙂

Are any of the inner doors sticking? That could’ve another sign though still might not mean anything,

Butitsnotfunnyisititsserious · 22/08/2022 18:45

I wouldn't think so. My house is currently under investigation for subsidence, but it's got major cracks outside and in, doors won't shut anymore and a windows dropped. There has been a massive rise in subsidence claims in the last couple of years due to the heat causing the ground to shrink. Keep an eye on it if you're worried.

TizerorFizz · 22/08/2022 18:55

@Boneidle1
There are no cracks in the bricks. Does not look like subsidence. It’s missing some mortar but that’s not a big worry. The bricks around the window are in good condition and the window frame looks to be level. Not a great look with an exposed concrete lintel but that’s just my taste.

Thanks everyone. I might get someone to come out and have a look just to make sure but I think I’m just catastophising. It’s hard to remember the reasons we bought this place when everywhere I look I just seems to cause anxiety to me and make me think there are a wealth of problems…! Hopefully something that will get better when we’ve been here a while and it hasn’t collapsed!
