What would you do with this downstairs loo?

I need to save and do it so low budget, high impact if possible but I just don’t know where to start!

Looking at it, all the pipe mess is because the sink is opposite where the soil pipe is, so both inlet and outlets are snaking across the room. Could you switch the loo for one with a sink above and then just chase the water pipes down the ceiling and onto that wall.

If I was looking to buy that house in 2 years, a loo with a sink above it would put me off far more than the exposed pipes!

I think Trumpton has the best approach in terms of balancing impact with keeping the cost low. I'd look to change the flooring as well though - the floor tiles matching the wall tiles really isn't helping matters.

If you moved the mirror to the other wall above the sink, would there be space for something like this to put in front of the vertical pipe work? you could offset it from the wall using deep enough batons painted a similar colour to the cabinet, would hide quite a bit of the worst pipes.

I'd get a sink unit for under the sink and I'd box the pipes in by the toilet and paint whatever colour your doing your walls. Then add some little potted succulents or candles.

The pipes up the wall, you can get hanging Ivy or similar and I'd either disguise them with that or make a shelf around them with bits and lives on to hide them.

How about covering the tiles with panelling? You could bring the wall forward an inch or so to cover the pipes. The room would be a bit smaller. But with the right colour I don't think it'd make a massive difference

Do not let anyone put any isolation valves behind panelling! We had to rip the panelling off our toilet wall to stop a leak plus we found the cistern was balanced on the same panelling I stead of fixed to the wall. Total bodge.

The vertical pipes are the real issue. You could put a cupboard under the sink as suggested upthread and have the horizontal pipes boxed in to make a low level shelf. Stand something tall and thin on the shelf to hide the vertical pipes. Wallpaper above the tiles could transform the place.

So I’ve just found this image and along with @Trumpton s boxing in idea of the horizontal pipes (plumber said they could be lowered and pushed in a bit)
I think this is what it going to aim for including the little shelves from the boxing in.

I may even leave the floor tiles as I think they will look ok!

The tiles are inoffensive enough. If I wanted to save money I'd just go slightly kitsch and wrap fake vines around the pipes, put a fake plant in a hanging basket from the ceiling, another fake plant in a basket under the sink and a colourful picture in a frame on the wall.

I think once the pipes boxed in it will be fine with a paint, fake plant and a mirror and picture. If you are selling in 2 years, don't do anything else to it.

I’d panel the back wall boxing pipe ugliness behind. Make a cupboard under sink possibly include shallow shelves that run the length of the room.

I feel like its the pipes that's making it look ugly otherwise it would be a very nice loo. I would box the pipes in if i were in your shoes.

Box in the pipes.
Below basin height level, box in the whole wall. You would lose no more than 5cm. Could face with tongue and groove, or smooth board, and it would look great. I would also do this behind the WC too.

I would box in the pipes too - thereby creating a 20 cm box sticking out of the wall. But, rather than coming the bare minimum, 5 cm, maybe come out 15 to 20 and you will have just created two alcoves either side of the central 'pillar', that are ideal for fitting shelves. If you do this, you would probably want o extend the 'pillar' to the floor.
