How much roughly should we expect this to cost

Hi all, we have submitted planning permission and will be doing some work to the ground floor of our house and getting building quotes shortly. Please can anyone give me an idea of how much we will expect to pay for the work as we are saving like mad but I am worried we will still be miles off...

House currently a 3 bed semi in Surrey

  • will be converting garage to an en-suite bedroom
  • will be making porch slightly larger
  • will be knocking through kitchen and dining room and extending at the back by 4 metres (already a party wall separating neighbours who have already extended)
-house will be rendered

Quote for load bearing wall down, cheapish kitchen is over 40k in Scotland. So I say 150k for what you’re looking for would be the lower end.

Costs are shocking these days aren't they? I remember when 40 or 50k was considered a shocking amount to spend. How do people afford a couple of 100k just to do their house up?

£200k, plus kitchen.

Depends how much you'd do yourselves. I know we would fit out the bathroom, kitchen, tiling, decorating etc and even do all the wiring other than the actual final connection signing off (DH is a qualified electrician but not for domestic), but I know many younger people wouldn't contemplate even decorating.
