FTB house sale is going through . How many times is it acceptable to view our new property. We've been twice so far . First time we were in to much of a frenzy to take it all in . Second time was because the vendor said we could keep any furniture. We also wanted to check of any worrying cracks .
I'd like to go up again and start measuring up but I don't want to be a pita to the estate agents .
What's acceptable?

Any more than twice and you’re making a nuisance of yourself. Lefty time to start measuring when you’ve actually bought it

Probate and emptiness is irrelevant.

I'm going to disagree here. We are in the process of buying and viewed the house twice before making an offer. The first viewing was only 20 minutes - I've spent longer than that looking at buying a second hand car that is literally 1% of the value of the house.

I feel no guilt about visiting twice before then making an offer on a house that is the most expensive thing we will ever buy.

We went back a 3rd time after having our offer accepted, as our vendors were keen to meet us and discuss what furniture we might want left in the house as they are Downsizing.

Our buyers have only viewed our house once, which I find a bit unnerving. I'd also like the opportunity to explain to them some of the quirks like how to lock the backdoor which isn't obvious and it's difficult to explain in writing, much easier to be shown.

I think if you are spending 100s of thousands of pounds, you shouldn't be seen as a nuisance.

I'm given it's empty I would say go one final time after exchange to measure up.

I’d say three times is the absolute maximum and twice is more usual.

I'm selling mine to a ftb and I've told the EA to give the buyers my phone number so they can have additional visits, measure up, bring mum etc
I'm pretty easy going though.
I can't understand why people wouldn't facilitate additional visits, buying a house is a big deal

We've measured up.in our new house to see if one of our sofas will fit. It won't, so I've sold it rather than pay the removers to move it then having it sit in the hall until we can get rid of it. We also measured to see if one of our blinds woukd fit in a bedroom, and if a huge freestanding wardrobe we currently have will go up the stairs. Luckily it will, or I would be getting rid of that before we move as well. It's nothing to do with buying new curtains

I would say twice. Like you say it's easy to not take everything in on the first viewing. You should have measured up on the second viewing.
I to am going through a sale and purchase at the moment and have been around twice. The second time to measure windows and alcoves in rooms to see what of my furniture would fit and what I would need to sell.

If it's empty, I think more than twice is fine, but if you start showing up a lot then do make it clear why to the EA as you might make the sellers nervous. I've known plenty of FTB try and lower the offer last minute because their dad's mate says the soffets need doing etc...

I'm a dissenting voice from the apparent majority here too. If you were buying my house I would expect you to view three times. A quick first viewing, a second longer one prior to making an offer to check details and possibly bring family, and a third just before exchange to check the condition of the property hadn't changed.

I wouldn't be very impressed by requests to measure up or show your kids/gran the house, but I probably wouldn't say no.

I've bought 3 times and viewed each house twice. First two houses were different markets to current one so I viewed twice before putting offer in. Then I didn't see it again until I owned the house.

Most recent purchase DH and I viewed once, then put offer in. Fast moving market and needed to get in quickly. Then we arranged a second viewing so DD could see it. So DH went with her. So I saw once, DH twice. Then we didn't see again until completion.

As a seller I'd allow a third viewing between exchange and completion, especially if it had been a while since the offer. I'd expect that to be for measuring up, possibly with a builder in tow for estimates. But I'd expect the buyer to be organised about it and not want multiple viewings with different trades etc.

Even if it's a probate property someone still has to facilitate the viewing.
