Estimating costs before purchase

Thinking of offering on a house. It needs full rewire, new plumbing, plastering, a wall between 2 bathrooms knocking down (load bearing wall) and new bathroom/kitchen etc. It doesn’t need extending, which is a perk and the reason we chickened out of offering on the last one we liked.

looks liveable for now.

We are lucky in that we would have a decent sum put aside to do this (about double what I feel it should cost based on word of mouth and basic internet searches), but how can you estimate before you move in?

Is the cost of everything still skyrocketing or has it plateaued?

In the Southeast. Any words of wisdom appreciated!

I was in the same situation, I got a builder to come with me to a second viewing and got him to provide a very rough estimate for what would need doing. He charged me £50 for the “call out” and it was well worth it!

Taking someone with us is a good idea. My suspicion is 100k, plus we’d have to move out for a bit. Great house in the end tho…

can I ask what everyone’s thoughts are re labour costs for a project like this? Kitchen costs can vary hugely. Thanks

You can spend 5 or 50k on a kitchen, there is huge variety. I think there is lots of budgeting tweaks to be done at final fitting-I more wonder how you know you can get to that stage.

House ‘done’ ticks all the boxes and doesn’t need extending which I think is astronomical at the moment.

its also well in Budget. I guess you never fully know until you start…. 😬
