FTB - what happens between exchange and completion?

DW and I are FTB. We exchange next Friday and complete on the 9th September. Two questions:

  • What happens between exchange and completion?
  • Can we ask for completion to be moved to the 2nd or is that not enough time to do whatever needs to happen?

Nothing happens other than you sorting your physical move out.

You might upset your vendors if you try and change completion date. Go with the date arranged. Once you have exchanged there is no going back without great penalty. Good luck, happy moving!

Not much happens - but people in the chain need to finalise their removals - pack etc etc. Usually the completion date is part of the contractual arrangements - so the date will have been agreed between the parties and it won't be possible to change without renegotiation.

Thank you - do you think it makes any difference if the house we're buying is a prior rental? It's completely empty, no one lives there. To my knowledge a brother & sister inherited it, rented it out and are now selling. So it wouldn't upset anyone else's moving date if that makes sense.

Ah I see! Yes that would make a difference legally I suppose, and would probably just delay it haha, looks like it's best to hold off then!

We exchanged and then completed the following day. If you haven’t exchanged yet and the house is empty why not ask if you can bring the completion date forward.

It may not affect you but there are time constraints with mortgage funds being requested and called down by solicitors. Lenders have SLA timescales on these and your solicitor will know about it.
