Is this too good to be true?

Just came across this property while idley looking online for a new home - we aren't planning to move as such but that's by the by - and came across this: www.knightfrank.co.uk/properties/residential/for-sale/cladich-dalmally-argyll-and-bute-pa33/EDN012292487

Only two bedrooms (and we have two children living at home) but it has over 5 acres of land and the price is amazing. Obviously it wouldn't be suitable for us but there is a small part of me that wants to put in a bid..

To me as a suburban Londoner it definitely looks a lot for your money! I'd be happy just to get a house like that for that price. But then it would also be a lot of time/effort / money to maintain that amount of land. Whilst it looks amazing on the sunny day they photographed and filmed it , it's probably very bleak and isolated in bad weather.
I couldn't imagine living so far away from amenities and other people! Altho it does say it is used as a holiday home.

It’s just so remote! You’d be driving for a decade just to get to a Co-op let a lone a proper shop. I grew up in similar (east highlands) stunning yes, convenient absolutely not and can be really grim in bad weather

You're both totally right, they have deliberately filmed it on the best possible day.

I'm also telling myself that there would be a lot of midges in the summer.

Do you want to live so rurally? Are you prepared to deal with the upheaval of renovation so that you can all fit? If so, it might be a good fit. If not, try to forget you ever saw it!

Its a very pretty house but like others have said, SO isolated! And miles from the nearest shop. You might get the property cheap but would spend a fortune on lighting during the winter and fuel to get anywhere. Which some people would love to be fair!

Dalmally is pretty but I wouldn't want to live there.
It's not particularly cheap for such a small house in that area.
There are lots of houses with land in Scotland. You can get land, great views and be closer to amenities than that house.

It's quite a small house and in the middle of nowhere. It's not that attractive a proposition to many people, which will suppress the price.

And in Scotland the guide price is the starting price. Unless things have changed recently, you might be expected to offer a fair bit above the list price to secure the property (was true some time ago when a family member moved to Scotland.)

That would be a nightmare to maintain the land, and it’s incredibly rural, is it just me or are there no pics of the interior?

and yes they’ve filmed it on likely the only sunny day of the year.

The kitchen would work as a holiday let - but it's really minimalist if you plan on doing much cooking / have much to store.

Oh just seen the inside photos, it’s pretty, but very small, could maybe be used as a holiday home.

Are your kids still in school? Because the catchment school is Oban high school, it’s a pretty horrible commute in winter.

I also think it’s expensive, you’re paying for the land, but if you’ve no use for it....

Only if I was 5' tall, never wanted to see anyone and didn't eat (that kitchen is the definition of basic). Cute, but I wouldn't want to live there!

If no one else has mentioned it the system for buying houses in Scotland is different as to price. It is either "fixed price" - ie pay what it says. The other is "offers above" where all those interested submit sealed bids to the Solicitor by a set date. The highest bid is binding and you must proceed. I am not an expert in Scots law but I seem to recall that you lose your 10% deposit if you pull out. [You can insure for tragedy!]

I'm puzzled that they say the kitchen is new when it clearly isn't. I suspect they mean the utility room.

It's an absolutely beautiful area, and if I was rich enough for a second home (and probably a private plane to get me there) I could be tempted. But that's all in the realms of fantasy.

Well firstly it says two reception rooms, which is incorrect. It’s tiny with a downstairs bathroom. You couldn’t do much with the land and it’s really nothing special.

To add to my above post; just because there’s no actual kitchen units in the kitchen, doesn’t make it the imaginary second reception room. Looks cold, tatty and uninviting, probably been an unloved holiday let.

It's perhaps a great holiday home buy but not fit residential use - despite what the advert says.
