Strange Situation With House Newly On Market

We are looking to move long distance, yesterday a house came on Right Move in what from our research seems to be a very favoured location. No floor plan or interior photos and priced about £70,000 below what you would expect. Having contacted the agent those won’t be available until next Wednesday, after a full day of viewings booked on Monday.

The best they can offer is to contact me if they get a cancellation for Monday, but as we are around 4 hours drive away that isn’t very practical. Any thoughts?

The lack of photos and floor plan is unusual. Did you ask the agent about it?

Obviously it’s attracting interest because of the price and location. So they’ve a day full of bookings on Monday and therefore you’ve been offered one for another day. That part isn’t odd.

Is it a cash buyers only situation with the low price?

Nothing particularly unusual about offering a viewing on a later date if they have a full day.

Maybe it’s in a terrible state.
Or the owners are very private and don’t want the details made public and are also a bit quirky and want to choose the buyers, hence the low price.

They are advertising it as chain free, but having dug around a bit on Zoopla it has been owned by the same person since 1997 and was unsuccessfully marketed in 2015 as chain free. There were some photos from that listing and I wonder if they are not adding photos as it looked dated then.

I think it is probably too small for our needs now I have seen the measurements on the old listing, I didn’t find it odd they were fully booked for viewings given the price, but odd that they would get so many in when they had no idea of room sizes or the condition of the house and therefore lots of viewings might not lead to offers.

@Sharrowgirl I did ask, but they said they couldn’t do those till next Wednesday even though they have a full day of viewings on Monday

Have you tried street view or google earth to see what state/size/neighbours might be? Might give a clue as to the low price and for no sale achieved in the past.

When our house went on RM it hadn't got the floorplan added initially which annoyed me. They should have waited

The EA used an outside source to do the floorplan and they hadn't been out to us yet but the EA put the advert on RM regardless without asking us

Asking a low price is a way to get a huge amount of viewings and ppl fighting over the house

It could have tenants in hence the no photos, sometimes they wait for them to leave first. This would also explain it being marketed as chain free more than once.
Ex rentals often need cosmetic work or more, which could explain the lower price.

When I was buying a few years ago (market was nowhere near as active as it is now) I got a few calls from agents saying so and so house was going on the market but it would take a few days to get pictures and floor plan approved - did I want to view anyway? The EA will get paid the same whether the house takes 2 days or 2 years to sell and if they can get people in and maybe offering without having to take photos and do the floor plan then why wouldn't they!

If the owner is keen to get the house on the market then it is not uncommon for the estate agent to put the listing up while waiting for approval for the photos or for the person who does the plans to draw them up. Couple that with the generally red-hot property market at the moment and they have probably managed to get lots of viewings just on the strength of describing the house to people. Many of the viewings may be to locals who don't have to travel and are prepared to view without the interior shots. Also they may simply not have any agents available to do additional viewings with you in the coming days.

The Situation you describe really isn't that unusual.

We viewed a house like this and it was because it belonged to an elderly gentleman who was an extreme hoarder. The lack of floor plan was because a) they couldn't determine size of rooms because of the amount of crap in the house and b) because the owner- a former builder- had added an extension into the loft that the EA wasn't sure was legal! Needless to say, we didn't make an offer.

This happened to me twice with different agents. The estate agents had a long waiting list of buyers looking for a family house in the area and just called everyone on the waist list to arrange viewings. Photos and floor plans had not even been drawn up yet. It’s very annoying when that happens but it was during the pandemic when everyone was moving. It also happened to me on the flat we were selling . Agent had buyers who were already viewing nearby property so arranged viewings before our flat went on market properly.
