How much will this flat go for? "Offers in excess of" in SE London rental listings

I live about a mile away on Telegraph Hill but have always preferred Nunhead bordering Peckham Rye as an area. The price seems deceptively cheap (if £1400 for a 1-bed can be called that) given the amazing location and condition.

Do you think they really want/will get £1600-800 for it? Is it a common strategy to set a lowball price and invite offers when advertising rental properties that'll obviously be popular?

I like this road. Flats in my building (also TH) are going for £1400 per month so £1400pm for a 1 bed in that road is probably right. I don't rent now but surely £1600 for a 1 bed can't be the going rate?

Thanks for the info. I was just impressed with how done-up this flat looks. A lot of previously owner-occupied places are now on the London market I guess. And the "always been a rental" flats in these desirable areas are perhaps becoming less and less common.
