Which neighbourhoods in London to start a family?

LondonFamily · 16/08/2022 06:57

We're a couple in early 30s, recent transplants to the UK, currently renting a flat with small garden in W2 very close to Hyde park (moved here during the peak of pandemic & got a nice deal). We're planning to start a family next year and move to a house with garden. We work from home now and are looking for 3 bed houses up to 950k (mortgage is set & I'm crossing fingers & toes the rates don't go on increasing). I've been scouring this forum for a goldmine of property info that's really helpful for a FTB like us!

Any recommendations on neighbourhoods/areas to consider for us will be much much appreciated :)
Our priorities for the place are:
(1) Community: The most important right now - to be in area where we feel part of a diverse community of young families & working professionals. We both work in technology startups, so extra points for places where that fits!
(2) Vibrant neighbourhoods: We were spoilt by easy access to countless cafes, stores, restaurants, venues etc. Would be great to move to a place with some of this, maybe a nice high street (the high street was a new concept for me on moving to the UK, so I'm using it as a placeholder to mean all basic amenities are met within walking distance and some cafes, shops etc give a feel of the local vibe)
(3) Open spaces: Living next to Hyde was a true blessing. Whether it's parks or river walks, it'll be important to have some nature around us to take doggo & future baby around :)

Good connectivity to central London would be nice since it's what we're most familiar with, but we're both remote workers so it's not critical on a daily commute basis.

The plan is to move in 3-5 years, so I'm guessing schools will matter the most in that move but for now we'll be able to get good nurseries/primaries in most areas - do let me know if you think that's not the right way to think please!

All recommendations are most welcome on where we can look in our budget.

Tufnell Park in north London is family friendly, close to a tube & Hampstead Heath. Lots of lovely Victorian houses.

Crouch End. Lovely diverse and friendly community, full of cafes and interesting shops, in budget for a 3bed. Ofsted outstanding primary schools. close to Hampstead Heath.

Lots of options to get into town depending on where you need to get to and where in CE you are- either tube from Highgate on the northern line, overland from Hornsey/Harringay into Moorgate or bus to Finsbury Park for the Victoria and Piccadilly.

Somewhere near Crystal Palace Park? The park is fantastic, has the huge sports centre and there are many cafes and restaurants on the triangle

4 beds here between CP Park and Wells Park for £850,000

Greenwich/Westcombe Park/Charlton/Blackheath/Hither Green.

Great transport links, LOADS of family things to go - great housing stock

A Georgian cottage 5 minutes from the park, 5 minutes from the market/cinema/river/all the museums (no work needed to this one)

I don’t know the age but children in the UK start school the September after they turn 4 and school nursery the term after they turn 3. For schools you apply by the December before they start and school nursery depending on the area a couple of years before they start so you will need to factor in school earlier than you realise.

Crouch End
Muswell Hill
East Finchley

We are a mixed ethnicity family who work in tech and we are really happy in these areas. They are very green, great cafes and shops etc. Family focused.

Another person for Crystal Palace here !

Twizbe · 16/08/2022 08:15

Penge!

Crystal Palace park on your doorstep. Easy access to beckenham place park as well as many other smaller ones. On the green chain.

Good houses not crazy expensive

Vibrant community. Loads going on including Pengefest, Oktoberfest, pengemas just to name a few. Noted for its street art which is great and always changing. Loads of families and great primary schools. Secondaries are a bit of a sticking point at the moment but plans are in place to change that which should be ready by the time you need them.

Honestly I love living here.

Check out Ealing? Spoilt for choice with green spaces, very family friendly and community oriented, well connected with several tube lines into city centre.

ml3jp · 16/08/2022 08:20

Balham - depending on which part you live in, you could be walking distance to Clapham Common, Wandsworth Common or Tooting Bec common. You’ll have a train and a tube too

Twizbe · 16/08/2022 08:25

Oh I forgot the trains.

Depending on where you live you'll have access to any of;

Penge east - to Victoria
Penge west - overground east access to Canary Wharf
New beckenham - Charing Cross and the west end
Sydenham - over ground and London Bridge
Croydon tram link from stops around beckenham

Herne Hill
East Dulwich
Bellenden Road side of Peckham
west Dulwich end of West Norwood

We have a 4month old DD.
I thoroughly recommend staying in west london ie old Hanwell/Northfields (lots of green space, great community, lots of offsted outstanding and good nurseries and schools, great transportation- picc line, Elizabeth line plus easy to get on the district and circle lines). Plus great infrastructure when you are on maternity leave eg free and paid for classes, lots of maternity hospitals etc

We decided we wanted a semi detached with off street parking and a large garden so will be moving slightly further west to Ruslip - it has all the above (we'll be on the picc and met lines but easy walk to central line) plus can afford the style of house we want.

Walthamstow village is lovely and quite tech/media-y.

DappledThings · 16/08/2022 09:42

Crystal Palace (another vote)

Herne Hill if you can find a bargain? The wonderful Brockwell Park and Lido, loads of baby and family activities, weekend farmers and food market, nice cafes and bars, trains Thameslink and London Bridge or tube from Brixton.

There are quite a few 3-beds in East Dulwich. Purely from reviewing Rightmove for months on end, Peckham and Nunhead seem to be catching up / overtaking ED in price.

Totteridge and whetstone too

As others have said, with that budget I'd look at Herne Hill. Then decide whether you want to look further out for more space.
