Normal to Revisit Before Exchange?

I'm (hopefully) getting close to exchanging on a house that I offered on in February. I'm bottom of a chain of 5 and the chain took a while to complete which means that at exchange it will have been 6 months since I last saw the house.

Would it be normal to ask to visit again before exchange, just to check nothing major has changed? I have no reason to believe anything is different and relations with the seller have been very amicable until now.

When I've bought before it has been a much faster process so I haven't felt the need to have a final look before exchanging. I'm not sure if I'm just feeling nervous about the purchase (first one on my own after divorce) or if this is something that would be normal to do and I've been too trusting in the past.

I don't want to panic the seller and there would have to be major problems for me to withdraw from the purchase so do I just leave well alone?

Any thoughts or experiences would be much appreciated.

I would definitely want to go back after 6 months and think you are sensible to be thinking of this.

I’ve seen on here that’s pre exchange visits are quite common. I think there is a chance it could freak out your seller a little bit if you say exactly what you’ve said in your post then they should understand. You might just have to stick to your guns as the Estate Agent might try and put you off from doing this!

Good luck with your purchase 😊

Yes measuring for curtains etc

tokyotea · 13/08/2022 13:20

We've just done this and just said we wanted to measure up. I think it's quite a normal request.

RidingMyBike · 13/08/2022 14:07

Yes, it's sensible to do this - you need to insure the house from exchange so you need to know what condition it's in. I'd say you wanted to measure for curtains!

I was a first time buyer earlier this year. We were advised by our solicitor to have a final work though. It's no harm just to make sure and as others have said in case you want to measure stuff ect.

Dreamingofsheep · 13/08/2022 14:11

Thanks for all the responses, glad this seems like a reasonable idea.

I think I'll go with the 'measuring up' idea and hope that it doesn't cause the seller to worry too much.

Yes - I tell Al my clients to do so.

You take the property in the state it is in AT EXCHANGE, so you need to check as close to exchange as possible that all is still OK, nothing has deteriorated or broken etc

All not Al. I have no clients called Al

We went back to view before exchange in order to be able to accurately answer the questions that the insurance company asks when quoting for house insurance, and to measure a few bits. I don't think it's an issue. Our buyers did the same.

Alphabet1spaghetti2 · 13/08/2022 14:42

We did to double check on some issues thrown up by the survey and to have quick measure up.

mrsed1987 · 13/08/2022 14:46

We did, it ended up being a few weeks from exchange, we viewed end of Feb so same as you.

I actually find it a bit odd our buyers didn't ask to come back for a second viewing!

FlorianImogen · 13/08/2022 15:01

Absolutely revisit. Even if it's just to make sure it's still there!

Dreamingofsheep · 28/08/2022 19:12

Well I revisited yesterday and I like it even more than before 😁 Just as well as things have moved a lot in the last week and it looks like we might be exchanging on Tuesday.

I'm beyond excited, but holding it in as I know there can be last minute hitches.

Thanks to all for the advice and encouragement.
