We recently moved and want to add an ensuite before we give birth in a few months time. Does anyone have any layout recommendations please? We are currently staying in bedroom 1. Happy for en-suite to be shower only as we have a bath in the other bathroom.

That’s tricky. If you live on an estate have you looked at every other house like yours on Zoopla? The historic sales will often have floor plans and you can see how other people remodelled.

The obvious place is in the alcove of B1. What's the size of the alcove? What's the size of the cupboard over the stairs, and does it go all the way down to the floor?

I agree with @Dilbertian, also because it's above the downstairs loo at least you have plumbing on that side of the house.

I'd lose bed 4

I haven’t but that’s a good idea!

Would there be room to put it in the study area, and put a door in the wall between bedroom 1 and the study area? (Plumbing could be an issue in that location though).

The cupboard it technically about the stairs so it could do, my concern is then there is minimal light in what would be the master bedroom.

We use that as an office so want to try and avoid this :(

If you can afford it and put up with a lot of disruption get an architect in and remodel the upstairs

With the baby arriving soon I would making B4 the family bathroom, make B2 the main bedroom/en-suite by adding a door/stud work on the landing area

Pretty much the only reasonable option without losing a bedroom and devaluing the house is as @Dilbertian says, square off the room and/or use the cupboard space too and put it above the downstairs WC. Anything else will involve complicated plumbing, floors up, macerator toilets etc etc

Easiest/cheapest would be bedroom 2 next to the current bathroom and over the kitchen, as that's where all the current plumbing is.
