Level 3 Building survey, not very happy with te quality, does it worth to complain?

Just got our Level 3 survey, and there are some facts therewhich are not true.


  1. According to the surveyor, the walls are solid, but I am 100% sure they are cavity, as I was trying to find the source of the damp and bought a small survey camera and managed to inspect the cavity at that particular corner.

  2. Surveyor also mentioned taht there is no damp proof membrane, which is actually there, I saw it with my own eyes.

  3. Surveyor was not able to inspect the roof from the inside as it was "nail shut", which is also not true, as a month ago I inspected it myself (ladder is inside the hatch).

Now i have a doubt that the survey was done properly, as some key elements were not properly inspected. WWYD? Does it worth to complain or they would have a million reasons why they did it as it is?

Probably no point - chalk it up to experience. We just had a RICS L3 survey completed on a Devon property - we had told the surveyor our concerns and he duly noted them in the report recommending that we get ecology, roofing, damp/woodworm and drainage surveys. If we'd have done these 4 in the first place, we'd have saved £1k! Not going to bother with building surveys again as they're absolutely no use!

Probably this response is a bit late but I’d definitely complain. If they cannot prove that they are correct then you should either ask for a more competent surveyor to revisit and report or a full refund.

Absolutely agree with you! Never ever again we will do RICS building surveys. If there are concerns regarding damp, room, structure, we will hire specialists to do survey in particular areas (roofer, damp surveyor, etc).
