Integral Garage Conversion

I am trying to budget for the conversion of our integral garage and wondered if anyone has any ideas of costs to or has done a similar project:

  • knock out single block non load bearing wall between existing utility and garage (currently has a door in it i had installed - not shown on attached floorplan), so it flows straight from kitchen.
  • put in partition wall about 2 meters into garage creating a bigger utility.
  • adding door from hallway into second newly created room to be used as home office.
  • replacing garage door with window.
  • raising concrete floor of garage to match floor height of house.
  • adding insulation as per building regulations.

Plumbing and electrics already in as i had some plumbing work and a partial re-wire last year so garage is on a new circuit with truck loads sockets.

Total area size is about 5.5m x 2.40m, so 13.2 square meters?

We did similar about 6 years ago. Same floorplan as yours minus the utility. We moved the kitchen into the garage, had an opening through and converted the old kitchen to a family room. We had a steel and bifold doors fitted in the old kitchen. All works, raising floors, plastering, plumbing, electrics, bifolds and fitting a new kitchen (excluding cost of kitchen) was 17k.

We have just had some quotes (SE Kent) to have a internal garage converted to just a room. Was looking at 20-25k 😳

Cost of materials all gone up apparently

That wouldn't be a terrible price but i guess things have changed in 6 years 😂, i am hoping as job seems simple and small area, plus services in place (electric/plumbing) it wouldnt be too expensive.

I am using the garage as a utility currently so the washing machine/dryer, fridge freezer and a chest freezer are already in there, so just want it to be a proper room using the partition wall to put some cupboards in for storage. Then my office on other side.

Oh dear, that does seem a lot. That's why i thought it would be best to ask on here, given websites claim an integral garage conversion is simple and cheap and cost like half that! Which clearly isn't the case.

We did a big standard garage conversion (just into a room) about five years ago and it cost £10k

That sounds more promising, i mean if cost is in anyway relation to size, our garage is small by most standards - probably can't even fot a mini in it 😂

It wouldn't hurt to get some quotes but be prepared for lots not turning up. I been trying to get quotes for other work and half aren't replying or even turning up if they have replied to arrange a quote

Ours sounds similar and was £12k +VAT five years ago. It’s a lovely room now !

@Raindancer411 Yes it would be good to have an idea, i have requested some from mixture of companies and have one garage conversion company guy coming tomorrow to give me an idea.

@Hugasauras Yes, a moment ago i was given a ballpark figure from garage conversion company of £17 to £19k based on picture of floorplan and description i gave them - so will see where that ends up getting to after they see it in person tomorrow!

@Mumtofourandnomore That's not too bad :) these attached garages just seem like they shoild of started as a habitable room in the first place, would of saved us all a lot of trouble 😂

Yes agreed ! Ours is a fourth bedroom (we are in a bungalow) and it’s warmer than the rest of the house. We only kept junk in the garage anyway, it’s just made me more committed to taking things to the tip (or wedging it in the garden shed !)
