Our survey flagged some unsupported brickwork left in place after a chimney breast was removed. We had a builder look at it and were waiting for him to come back to us with a quote so we could decide whether to adjust the price but he left on holiday before getting back to us. During the site visit, he tossed out the figure of £12k for the building work but said he needed to work it out more accurately.
We're hoping to exchange in a few weeks and don't want to leave it much longer to propose a price reduction and we're having trouble finding anyone to look at it again (plus we have very limited access to the property).
We've had a few quotes from structural engineers for the design work and they came in around £2k.
Does anyone have a sense of how much it would cost to open up the ceiling of one of the bedrooms, put in a steel beam to support the brickwork and close it all up again? Plus cost of the materials?
Not sure if we're looking at £14k of work or more like £20k+ and don't want to give an unreasonable number as we're not looking to take advantage of the seller but just want to cover the cost of what has been flagged as a safety issue / high-priority repair in our survey, esp as the brickwork is over a child's bedroom.
