Buying a run down house. Who do I ask to help!

Hi, I'm potentially buying a 3 bed house thst needs some work doing so I'm trying to find out what my budget needs to be!

Im not extending but I need:

• a window knocking out and replacing with French doors so I believe some brickwork needs doing

•a stud wall built (small) & plastered

• a potentially load barring wall removing (small)

•the sink moving along the same wall by about 6 feet

• potentially moving the boiler from up to down stairs (budget depending)

•A full new kitchen

Obviously electrics etc will have to done for new sockets etc but I honestly don't even know where to start 😫

Please could someone who has done something similar advise me on who to contact or even tell me the order I need to do things in. I'd rather employ local tradesmen if possible to keep the cost down but is there such a thing as a builder who will just look after all of it?

Yes, you should be able to find one builder who could do all this. They'd probably have sub contractors for eg the electrical and plumbing work.

Look for local recommendations and try and get at least three quotes so you can compare them. Make sure those quotes are split out by the different areas of work - do not just agree to a single number. Also make sure that this is a final price and ask them to build in inflation (it's very high for construction materials). Bear in mind that most builders are super busy at the moment and can pick and choose work. This looks like quite a big job so could be quite appealing.

You can find a builder but be prepared to pay a premium for them overseeing the work. Will probably cost you at least 1k extra for that privilege, possibly much more

You will need building control and someone to do the beam calculations to submit to building control.
for the actual work either a building firm that has all the trades in house or a builder and then hire plumber, electrician, joiner as required.
the knack is to schedule all the work in the correct order so nothing get missed out
some builders are better than others at this.
