Is an Unregistered property mortgageable?

We've found a property we want to buy but on checking land reg realised it's unregistered. It's also to close an estate. What are the chances of getting a mortgage offer? We don't want to get our hopes up if it's an impossible situation.

Perfectly normal, although slightly unusual these days. The property will be registered as part of the conveyancing process, the vendors could have chosen to have it registered before marketing. Ask your mortgage lender if you're concerned.

Don’t expect the seller to have it registered before you buy- the Land Registry is taking ages at the moment.

Something like 30% of properties in England and Wales are unregistered still, so lenders will be fine.

My mums lived in her house 50 years, solictors recommended she got it registered when dad died. It took over a year for the first registration.

Totally normal. When dad died I registered my parents' house for mum (with LOTS of help from the Land Registry because IANAL). It just adds an extra stage and costs, but presumably these are paid by the vendors.

If it’s being registered in your name once you’ve bought, the time taken to register won’t matter.
