Garage conversion - how long is a piece of string…

Ok I know there are so many variables - we have a house with a single garage in the footprint of the house. Looking to convert to a snug for the kids. Would need to knock through to create a door to the hallway, raise floor, redo ceiling to hide all the pipes, possible redirect some of the pipe work, dig down foundations to put a low wall in at the front, large window at the front (with tiling at the front underneath), insulate, box in the boiler and plaster. Everything apart from painting (which we will do ourselves -one thing I can do!). The quote is 22k. I can’t get hold of another builder at the moment. Does that sound fair? We are in the south east.

So many variables. Measurements, the type of wall being removed, how much plumbing, what type of brick / stone is going on the front, what window size and style you’re going for etc
Impossible to say without knowing the details.

difficult one as I'm waiting on a quote myself except ours is already converted ie has heat light and power but the end bit is storage behind the garage door and we want a window. We already have an opening into the garage which we did ourselves years ago. We can't build up the floor as it's already same level as the house so will have to meet regs other ways. I'm expecting at least £10k. Given current costs I'd say £22k isn't totally outrageous but I'd see if you can get below £20k?

We're converting a double garage and ours is about £26k to plaster. Also SE

North East had ours done for just under £12k before Xmas 21. That included building control (didn't need planning permission), architect, builder who did everything, electrician, 2 tall black radiators, bio ethanol fire, decorator, flooring, media wall, lighting, window at front and patio door at rear. Ours was integral garage and we have a door from kitchen into what is now a second living room.
