Hi all
Just wondering what your thoughts are to get some objectivity!
House in a lovely sought after area of Birmingham

Thoughts and honest opinions appreciated

I guess every city has property hotspots @godmum56 but i was surprised! I don't really know Brum at all but suspect that schools might be playing a part as there's two "Kings" schools showing nearby on the map which I know are very desirable.
I don't even agree with the person who said it's got curb appeal, i think the houses either side look scruffy and mismatched.

I wouldn’t buy it. Come over to Coventry and you can get a brand new 5 bed detached on the outskirts for 500k in lovely areas 😉. Much more space and garden too and just generally nicer.

I would want to do a side return kitchen extension in the medium term on that but otherwise I like it. Not sure about whether it's worth the money

Knowing Birmingham very well (lived there 10 years, family still there though I now live elsewhere) I wouldn't pay 500k for that just because its Kings Heath. Would try to get Harborne or Moseley village if I could. Kings Heath is lovely, great community feel but prices really seem to be getting extortionate in Brum now.

Oh I am sure it does seem that select areas in Birmingham are really getting expensive now. I can imagine the local people getting completely priced out.

Square off the back and make it separate front room (rebuild wall or add glass doors where beam is) then downstairs loo/utility then nice big kitchen diner overlooking garden. Cost about £100k.
No storage in bedrooms so do those - about £3-5k a room if getting bespoke.
Nice house just needs bringing up to date.

I like it. And wouldn't be filling in the side return or else everything has to come through the house - bins, bicycles, garden rubbish. It's a blank canvas, but spacious with a garden that could be lovely with some imaginative garden design.

We just did a side return extension, we didn't go all the way to the boundary - don't think we would have got planning permission but also we didn't want to not have a passageway, it's just narrower than it used to be but still has space to bring bins, bikes etc through

I think that's what we would do classicblunder. Can I ask how much it cost to do the side return extension? Interested in current costs. I think it would make a huge difference to this house

About 80k for the building work itself and then another 20k for things like flooring, lighting, kitchen etc. It makes a huge difference to our house but it was very expensive
