Can architects advise us on rough build costs? We have one coming to draw plans but was hoping they could advise rough costs before we proceed

Ours just said £2500/sqm or whatever it was. Builder has done actual itemised costs for us (a couple of times 😄). Really tricky process IME! Hard to know what you can afford until after you’ve got planning from what I gather.

architects are useless (sorry) 😂 and each practise will be different.

E.g we would start off with a feasibility study, then go to design and planning. Post planning the technologist works out the detail, sends out for tenders and gets costings back. Client chooses who to go with for the actual build based on that.

I have only worked for 2 practises and this was the process for both but I know it varies massively x

Yes and no.

You can give them a budget and they can design something that 'should' fit within it. But they can't make any allowances for finish or materials. So they may work with an average cost per square metre but it means nothing if you want top end kitchens or flooring etc.
