DC all grown up and we are 60s/70s. Dh and I have decided we should move while we are still young enough to cope. Not downsizing but moving to a location better suited to old age. We are currently quite rural, no shops or public transport. We have no mortgage but would be looking at something roughly the same or slightly more expensive than what we have.

I suspect our house could take a long time to sell. It's a 4 bed barn conversion, 3 reception and dining kitchen, conservatory so lots of space but houses like these can be on market for months at the best of times. probably worth around £350k (house prices are lower than average here).

I suspect the best time to move or buy is always last year.

Also wondering about costs, obvious and hidden. I presume lots depend on where you live and value of property sold and bought? Have I missed anything?

Estate agent - is this usually a percentage?

Insurance / indemnities

Stamp duty

Removals - full packing

If you want to move, put it on the market now tbh. Especially if you think it might take a while to sell.
As long as you are moving in the same market, underlaying house prices will make little difference.
We moved 5 years ago, paid £400k, now worth about £550. Our next move will be to upsize a bit (now need 2 home offices and spare rooms for adult dc and grandkids,). As we are happy with location, I am in no hurry.

We are moving now and the one we are buying is 400k. All of our costs to move total just under 13k. Our estate agent is a fixed fee though of £1500. Most are a percentage I think. 0.5-1.5ish.

@SpiderinaWingMirror Good point about house price fluctuations not making so much difference.

@Lioupin 13k is less than I thought.
Did you get quotes from several EAs?

We did but everyone else was 1% or 3k +VAT

The fixed fee agent are a new local startup so I guess it depends what’s available in your area. We knew our house would sell easily though so we weren’t as bothered by the marketing side of things.
