Carpet or floorboard

Living overseas atm and renting out our house. Has a lovely front room but carpet has horrible stain on it - it’s old and needs to go.

Letting agent says get carpet. But the room would look stunning with polished floorboards which are in good condition to do up. Carpet around 50% of cost or less.We might live in house again one day or sell. The floorboards more appealing aesthetically. But carpet warmer? Also will floorboards get damaged?

What should we do?

If you are renting then id stick a cheap carpet down, cheap and cheerful feltback jobby because your boards stand to get damaged easier if your tenants aren't careful with them

I think opposite to pp! Boards are much more hard wearing. I would get them done then that’s it. Carpet you will need to replace all the time

Aslong as your tenants don't drop stuff all the time denting the boards, scratching them, scuffing them then yeah go for it!

Cheap heavy domestic carpet will last 2 or 3 yrs with a couple cleans in between.

My instinct would be to cover your floorboards for protection in a rental, if you might want to make a feature of them later.

I think you'll get a lot of people say floorboards are a cleaner and more modern look. And they'd be right. But it can be freezing in winter. Put any other sort of flooring in and it will have some sort of insulatiing properties and/or come with underlay.

We have oak floor boards in my hall. We sanded them. Then 3 coats coloured varnish. Then 2 coats yacht varnish It's very hard wearing and waterproof and looks fabulous.

Carpet all the way. When you live in it again you can have floorboards if you want.

At the moment I would go with whichever is the most energy efficient of the two options.
