How to ensure against structural issues.

We are buying a house which is in trust and the other parties are not prepared to pay for any major repairs should the need arise. So we will have to pay if the roof needs replacing. Yes, I know the other parties should agree but the continuing legal wrangling needs a break in the deadlock.

So we will have normal household insurance, new for old, water damage, fire etc. We will have a full structural survey for roof, foundations etc. If this is all satisfactory on survey can we sue the surveyor if the roof etc isnt sound after all? Do they have indemnity insurance?

If a bus hits the house, or uninsured car, will my insurance pay out?

can you think of anything else that can go wrong and cost a lot of money.

Subsidance...

Even normal repair & renewal expenditure is expensive tho.

I'd not put a penny into a house with people who are hostile.

Are you buying off the trust? Or will it be jointly owned?

Jointly owned under the trust 50/50. No choice but to do this its an inheritance dispute. Would you be able to get some kind of cover for possible subsidance? or some kind of cover for everything untoward, even wear and tear?

Maybe talk to your solicitor about indemnity insurance?

I'm a bit dubious about it but it does seem the solicitors are quite comfortable with it to cover possible future issues.
