Valuation on a property mid renovation

We need to apply for additional borrowing on our mortgage to finish renovating our home. The extension is built and has a roof but there is no kitchen and glazing installation is 4 weeks away.

Our bank has arranged for the house to be valued but worried they will not be able to because it is mid build and a bit of a building site! Anyone have experience of this and know what are the minimum requirements to get the house valued?

Thank you!

This happened to us a couple of years ago. I'm sure we didn't have a kitchen at that stage. I don't think there was a toilet either.... We did have all windows, but the back of the house was open with entries boarded up. It certainly wasn't liveable but they valued it on the basis of the plans/potential I think.

We just had ours revalued to borrow more. We were further through than you but it was still obviously unfinished and wouldn’t pass building control as is. All they did is measure the new floor plan, they were just interested in size.

These replies have made me feel so much better. There is a chance it might all be ok then! Thank you!

Good luck @GardensandGrandDesigns!

We have just sold our current house and about to start on another renovation. This will be the last (but I always say that)....

Good luck @GardensandGrandDesigns

Hello - we are in the same position as you were two years ago. How did you get on with the valuation and the house being a building site? We need to borrow more and bank wants to do a valuation and worried they can't in current state. Any advice would be great as if they don't lend it we can't finish it and its barely liveable. Eeek!

Hiya, it was fine in the end but the builder did need to get us a basic kitchen which was the cheapest sink I could buy in b&q and a tap that the builder had in his van. They then just used plywood as a worktop but that was enough.
