Help me with room layout

I need this room to be a living room and dining room. Family of 3 currently. Happy to make any changes necessary (removing fire etc). Toy storage etc is all in another room so doesn’t need to be factored in.

Furniture will all be new so any configuration of sofas/chairs/dining tables etc is fine. My only preference would be that it is a permanent dining table and not a fold out one.

Please give me inspiration. I’m going round in circles here 🤯

L shape sofa by window and dining table in the area behind the sofa by the book case?

Fireplace (grey) and TV (black) stay as they are

L shape sofa (blue) with a low bit for your legs in front of the window
small chair (green) which can be moved easily if is isn't needed

round table (orange) + 4 chairs that tuck neatly underneath. Ideally a pedestal table so there aren't table legs at the corners getting in the way

Dining table by the bookcase.
Swap sofa in front of it for an accent chair, keep other sofa and rest of room layout as is.

Any particular reason why you’re putting the dining table in there, and not elsewhere e.g. kitchen-diner or separate dining room?

@Teapot1990 Thank you. We were a bit concerned about an L-shape infront of the window as it would be covering the only radiator but I’m thinking that may be our best option.

@midgetastic 5.21m x 3.69m going by the estate agent floor plan. There are double doors going into the room on the wall that the sofa is against.

Just buy a long 4 seater sofa and scrap a second one. Put a dining table where sofa 2 is.

Dining table by the bookcase. Gray sofa needs to be moved forward. Get a console/sofa table to put behind the sofa to help create a separate space for the dining area. A glass top dining table would help it not look so "heavy."

@NoSquirrels Space really. Very small kitchen - absolutely no scope for a table in there. Ideally in time we will extend the kitchen. There is a small “dining room” currently but it’s nowhere near the kitchen and would suit us better as a small snug/playroom.

@BernadetteRostankowskiWolowitz That was another idea we had looked at. If having anyone over is it not awkward having all your seating in a row? That’s what was making me unsure

I'd put the dining table next to the window to make the lounging space closer to the radiator. Tv in the corner by the bookcase and a L shape sofa with the long back to the window.

You have a lot more room than you think by the bookcase because your sofas are much too far apart. Bring them closer together and you'll have a perfect spot for a table.

@Blackdiame It’s not very clear in the picture - radiator is a long skinny one that runs along under the window. The white that looks like a radiator cover on the back wall is actually a fold out table

@Aquamarine1029 I’m hoping there is more room than we think. We’re not in the property yet so just trying to have a rough idea of what we’re looking for before we get keys

Personally, I would not put the table by the window. Carrying plates of food through the entire living space to get to the table doesn't make sense to me.

@Aquamarine1029 Yeah I should have mentioned that. I would prefer the lounge space to be at the window. The doors into the room are directly across the hall from the kitchen so I much prefer the idea of the table being at the bookcase end
