Selling House - repairs to do - Anxious

I have just put my house on the market (Victorian 4 bed end terrace in a great location) now very anxious.

The house is pretty well decluttered and clean with garden all tidy.

It is a lovely house with a good vibe with large rooms and a quiet 75ft garden.

The house needs some repairs such as internal doors to be rehinged, kitchen extractor fan above hob not working, 2 small wall mounted lights to be fixed, small ensuite toilet needs painting, new door handles on a couple of doors needed, some plastering.

The EA said dont spend any money on it as whoever is buying it would be either a builder or first time buyer who would do the work and people will see through the repairs that need doing.

I am now really anxious that these repairs will put off buyers and I am looking for a quick sale. Now wondering if I should not have listened to the EA (got quotes from 3 EA and chose the middle valuation). I guess in the end it all depends on the buyers.

They all spound incredibly minor, bar the plastering. I'd leave them as they are. It will give the surveyor one or two things to write about if they are deperate to find something, and if anyone asks for a reduction because of any of those things, which can all be easily seen at a viewing before they make their offer, I'd tell them to take a hike, because they're a time-waster.

With the exception of the plastering, everything is minor and comes under redecorating/putting your own stamp on a house. Even the plastering isn’t that bad depending on the why it needs doing eg due to unfixed damp = problem, but due to wallpaper/furniture being removed = not a problem.
Just don’t hide it.

The only things I'd correct are anything that screams 'this house is uncared for '.
If a door was hanging off I'd probably be confused as to why they hadn't fixed it and it might make me question what else it is hiding.

If you want a quick sale it might be worth spending an afternoon doing the most minor jobs or getting a handyman round.
