How long did you wait to offer?

Went on the market last week, had a flurry of enquiries which resulted in viewings all weekend, during the weekend just gone. All seemed to like the house but nobody really gives much away of course.

We've got a popular type of property in a hot spot, advised they go quick and so we were pleased it seemed to be going that way.

Was expecting maybe an offer yesterday or at least a second viewing organised. Nothing... and no new enquiries either. Haven't even had any feedback or follow up from the viewings and the EA has chased. Is that it?! Or are people just biding their time?

How long did you wait to offer??

We have found our onward property and need to sell quick so I'm feeling the pressure now.

It's probably no help, but when we found our property we viewed at lunchtime and phoned the agent later that afternoon because of our situation. I think it really depends who's looking to buy, whether they already have a mortgage or property on/to sell etc. good luck x

Thanks @usernamealreadytaken they were all apparently in a sold position or cash buyers because they're renting after selling. Everyone knows how quick the market is moving so I feel like they'd have offered if interested.

I'm really surprised nobody has even responded to feedback requests from the EA though. I find that a bit rude?! Every house we looked at I responded to the EAs follow up call, even if just to say we're thinking on it!

I think it's awful not to give feedback, even if a polite not for us. Buyers and sellers we are in this shiit together. It's bad enough dealing with estate agents😬.

Thanks @Oldbutnotdead I agree, that is what is really peeing me off now. We gave up our whole weekend getting the house ready, one of us shipped out with 2 kids under 4 and dog for 4 hours (huge challenge in itself) and the other one of us showed round because the EA wasn't working. So even more so I find it rude to not even respond.

I get people may need more time to decide, but where we were in that position we still responded to the EA to say as much. Or where it wasn't right we said so, with a bit of polite and constructive feedback.

I can't get over people just being silent!?

Also after this weekends viewings the EA is now asking us to do some viewings later this week, saying he isn't available. I don't know how much is just can't be arsed, but we're paying HIM to sell our house right?!

My OH is now wondering if he didn't show them round in the best way, but he shouldn't have to, he's not an EA. I feel I should push back on the EA to say he should be doing viewings during office hours. With little kids and a dog it's a bit much. Is this the norm??

Lamby I'm not sure what's best estate agents doing viewings or sellers. I've had good and bad with both as a viewer. I done both as a seller, much prefer agent doing it if it's local people viewing. I don't want to go into my personal life with someone's sister from the village 😂.
But if you do them you can grill them for information, but they may not be forthcoming or true full.

If we liked a property, we generally made an offer by close of next business day.

We waited around 6 weeks for our offer (a few years ago but a popular London location) and then had a best and final offers with 3 bidders. We did have 3x much lower offers but held out for more. I too was nervous but glad we waited. We had periods with no news/viewings and other weekends lots of interest. We were happy with the estate agent (who did all the viewings). We did keep the house immaculate (always pretty close to viewing ready) in case we got a last minute viewing. I do think you need to be as flexible as possible with viewings. Given the amount you spend on estate agents I would be very annoyed with them not doing viewings unless you'd particularly asked for that.
I would give it longer before you panic. The estate agent should provide feedback. They should be able to gauge what is /isn't working for people re your property. If they aren't then I think it's your estate agents that are the problem not the people viewing your house.

Your EA should most definitely be doing the viewings! I can maybe understand one or two if he's not available, but it sounds like he's not doing any!?

I wonder if he is doing his job properly re following up feedback as well!
