Is this normal for a new build?!

House built just a year ago. The floorboards are SO creaky. Really loud and driving me crazy. When we put DS to sleep at night, it's like walking through land mines, trying not to step on the creaky spots. But there's too many not to step on one just to leave the room. And it's so loud, the sound often wakes him. When I'm walking around upstairs, DP can hear the floorboards creaking all the way downstairs. If he falls asleep on the sofa, the sound has even woken him. The house has carpets fitted too over these floorboards! Surely this can't be normal and they've done a bad job?

No it’s not normal , we are in a new build and nothing creaks like that but we did point out some similar noises prior to carpets being laid which were fixed - I would report it , the carpet can be refitted afterward

Probably plywood sheets rather than floorboards. We have this in one of the bedrooms in our house - not a newbuild but was removated by a developer about 10 years ago and I suspect plywood was layered over dodgy floorboards before laying the carpet. I think they get noisy as the screws loosen .

We viewed the house before carpets were laid, seemed like proper floorboards not plywood. And as far as I remember they have been creaky from day one! Sigh. Seems like they've done a bad job.

No, it's not normal. Get them back!

A few years ago we lived in a David Wilson home and the floor boards were so creaky. We got them back in and they clarified that no, it shouldn't have been like that. They came back and redid the floor boards and did something to the ceilings downstairs. They had to reskin and paint. It was a pain but was normal in the end and they left it immaculate.

Friends who bought new builds before us warned us about this. We went through the entire house before the carpets were laid and circled any creaky spots and the builders nailed them down. Even then, we missed a couple! Going by the WhatsApp group on our estate it was quite common.

As above, not normal and certainly they should be dealing with it at that age.
Report it and keep reporting it if they stall.

I understand that the plaster will crack as a new build settles, so could this be part of it, or has the staircase been done dodgy too? Hmm Anyone who knows about these things, your input would really be appreciated, so that the landlord doesn't just fob this off.

Is the other side of the staircase an external wall? Often new builds - with open plan especially - will have a bit of roof spread pushing out the wall a touch. This results in cracks in plaster and around staircase paint... and creaking stairs and floorboards, especially upstairs.

It's not actually, the staircase wall joins another house!

I thought so. Just that the stairs ones are huge compared to the other cracks around the walls. But I'll just worry about the floor boards for now..

Yeah we have a few cracks starting to appear around door frames etc - normal when house is settling

I live in a new build. We had lots of cracks. The builders came back after 6 months to fill them all. This was 6 years ago and they haven't cracked again.

I live in a new build house. The cracks are normal as the building settles. The developer’s rule was that if the cracks were wider than the thickness of a £1 coin they would fill them but not more minor cracks but in the end they did them all. Further minor cracking has appeared over time but it’s not something to worry about.

Yeah cracks are normal but you can still get them back to refill and paint, as they should.
