Barnes / East Sheen / Mortlake / Putney

Hi, we have been looking at moving to Barnes but the prices have jumped up quite considerably in the past year or so, so we may be priced out of a 4 bedroom house. Prices however seem to drop considerably for Mortlake and East Sheen, even when you're only 4/5 streets away from White Hart Lane/Rick Stein. Is there any reason for this drop that we're missing, or is it really just because you can't say you're in Barnes? Conscious of school catchment areas and commutes to the City. Plenty of competing priorities and not enough money for them all! Thank you

There is a bit of the Barnes premium, but also proximity to the busy South circular and rail line affects price. Richmond Park side of the south circular has lovely houses but further from the stations.

I have always thought there is a Barnes premium and the fact estate agents like to speak of Barnes village. Public transport, if needed, is actually bad in Barnes apart from buses. Of course it has lovely housing stock and cache. But as you are questioning East Sheen and Mortlake also offer a lot. Putney also, but in a far busier and younger vibe.

If I had millions I would no doubt stick with Barnes, if not I think the surrounding areas you mention offer more property for your bucks. They are also still great.

I used to live in Mortlake. As nice as Barnes is, Mortlake is great as you're just 5 mins walk from Barnes but also 5 mins from East Sheen which has more shops, library, doctor etc. You're definitely paying more for the kudos of living in Banes wheras you'd get just as much from living in Mortlake or East Sheen

There are also many doctors' surgeries and a library in Barnes...but def more shops in sheen.

Supermarkets are fairly hopeless in Barnes although the M&S Simply Food is great and the independent cheese/fish/greengrocers etc are excellent.

I know this is an old thread but Barnes prices hold values slightly more than Mortlake and East Sheen and it's not just the kudos factor. East Sheen and Mortlake are more affected by the flight path and suffer from the traffic flow or lack of flow! The South circular slices through the middle of East Sheen, whereas Barnes is geographically in a little protected bubble. Residents on St Leonard’s road, and that side of Sheen towards Mortlake are forever complaining about rat runs and traffic issues (which mystfies me as you know when you buy here). The roads sandwiched between the upper and lower Richmond roads are the worst and this will increase with the Brewery development, The parkside of Sheen is less affected, but still not as cushioned as Barnes. There’s also no easy tube access from Mortlake/ Sheen whereas Barnes has the benefit of tube access via Hammersmith... although the bridge has been pedestrian/cycle only, it is supposed to finally fully reopen in April/ May 2023 after four years!
