Towns for commute to King's Cross/ Liverpool St on low budget?

I have a job that requires me to commute 3 days a week to work at the Barbican.

I am moving out of London and I need somewhere affordable to commute from.

I can use King's Cross, Farringdon or Liverpool St stations to get to the office. I am a bit lost as to where to start looking...

Happy to live up to 1 hour 15 mn or so away from London.

Schools are not a requirement and I am happy with a 2 bed flat or house. Need a train station as I don't drive and must be safe and quiet with some green spaces or seaside.

I have been looking at Kent, Herts, Beds and anywhere else where I could afford to buy , can anyone recommend any specific town? Budget is small: max £ 300k

Interests: I am outdoorsy and arty. Love swimming, walking and horse riding. Not fussed about shopping.

Advice much appreciated!

Have you looked at Grantham, Peterbough, Stamford?
All on east coast main line to Kings Cross.

Your budget should be fine for a 2 bed flat in Leigh-on-Sea, the main line is into Fenchurch Street but you can get off at West Ham and get to Liv St easily enough. It’s a lovely place.

Margate? Ramsgate? Luton, I mean it’s not great but you can be in London in just over 30
mins on a fast train.

If you can stay on the tube your commute will be much cheaper. The Met line goes direct to Barbican your budget would get you a decent 2 bed flat around Watford / Northwood / Rickmansworth.

Stowmarket in Suffolk? It's ok as a little town, about an hour and 25 mins directly to Liverpool Street. It's not a bad place and you can easily get the train to bury st edmunds, Cambridge etc.

Ely? About 1 hr 10 to Kings Cross , 20 mins to Cambridge.

Perhaps check out towns and villages on the Liverpool Street to Cambridge line? Although they may not be vibrant enough for someone leaving London.

I m in cheshunt so just outside of London , you will probably be able to get a two bed flat still . 24 mins to Liverpool Street and zone 8 so still on oyster

The Thameslink train goes to Farringdon and is pretty efficient so look all along the route of the Thameslink and check around each station. That would be your best option for commuting.

You can get to St Pancras (which I think is next to Kings Cross) in just over an hour from Market Harborough which is a lovely market town on the Leicestershire/Northants border. You would get a lot for your money there

For Liverpool Street, check out the stations on the route from LS that ends at Clacton.

Once you’ve got those stations, then look at villages within easy driving distance from those stations. Villages that spring to mind are Great Bentley, Thorpe Le Soken, Weeley, Frinton, Kirby Le Soken. All of these will have you at the seaside within a 10 minute drive.

If you want to be a bit nearer, journey-wise, to London then look at villages surrounding Colchester - still only a 20 minute drive to the coast.

Also look at Manningtree. Different train line, but they have a fast service into Liverpool Street.

Clacton gets a bad rep, but there are so many surrounding villages that are lovely and have easy access to numerous beaches.

I would focus your search on villages with fairly easy commutes to stations on the route from LS to Clacton. Coming inland a bit gives you more house/garden for your money - but still easy to get to the beach when wanted.

Newark-on-Trent, Notts. 1hr 15 direct to King's Cross. Houses are pretty cheap still. The town is lovely (for the most part), amazing countryside on the doorstep, and good transport links in general.

Still good value in Ipswich if you look hard. Commute costs are high but you may not be 5 days per week in London anymore? there are a lot of lower cost villages en route to London worth a look dependent on your requirements for schools etc

This is 10 minutes bike ride from the train station. The river is lovely to walk along and there’s plenty of walks nearby reachable by bus or train.

Some of these suggestions must cost a fortune in train fares so make sure you build that into your calculations.

Carshalton / Sutton are on Thameslink into Farringdon / st pancreas. (Also parts of wallington are easily accessible to carshalton station.

Loads of green space around carshalton especially. Commute is also cheap as zone 6.

Yes, the cost of commuting also needs to be factored and I am wondering if I will need to switch to job where I would only need to commute one day a week to really make it work.

I was thinking of Folkestone too that I don't think anyone has mentioned it yet (rather than taking a chance with Margate, I like the town to visit but I would be a bit concerned about safety there as I live alone I think ).

I like the look of Market Harborough and thank so much @Swannning for all the links!

I have been to Leigh on Sea and it is a great option.

I will research all the other places mentioned too :)

Another vote for Leigh on Sea. Lots going on, quite arty, there's a women's sea swimming group, lovely walks and a couple of riding stables. Decent train line into London.

I am from Cambridge originally and have lived all my adult life in London and if you aren't fixed on a seaside property, I reckon Cambridge is the full package. I know it is expensive but you get a lot of everything for your money. Especially as a non car owner.
Theatres, music festivals, swimming pools, medieval architecture, and there are the universities, which means diversity and buzzing youth culture.
Also because of all the above the city has a more left wing/green vibe.
Also my auntie lives in Ely and she says it's alright but very quiet. So Cambridge for the amenities.
And I checked you can get property in your price range in Cambridge, I don't think you would get 2 bedrooms but there are some large 1 bedrooms.
