We are wanting to relocate within the next couple of years and have decided we should get our house sale ready by next spring.

Any top tips on what's worth spending money on and what's a waste of time?

Any advice for selling and relocating? (Around 100 miles ish)

My friend who is EA says make sure front of the house is appealing and make sure garden is tidy.

Declutter. Get rid of as much "stuff" as you can, and any clutter that you want to keep - box it up and put it away somewhere. That will also help when it comes to moving. I would give anywhere a lick of neutral paint that needs it, fix anything that's broken, but wouldn't bother spending on things like new bathroom.

CLEAN! ! Everything ! Windows front door, wall behind the bin etc . We hired a storage unit and put all our extra shit in it. Make sure it looks like you have enough space to live in it. So overflowing IKEA storage cubes etc need to be dealt with. No cluttered work tops in the kitchen . No 25 bottles of half used shampoo and conditioner round the side of the bath . All the little Jobs that you have been putting off/ no longer see , do them. Make sure all the door handles work etc , clean the internal doors ! I thought I needed to paint my internal doors, I didn’t, they just needed a hot soapy cloth😳clean shower screens till they look like new, wash radiators , if you’ve got a plant pot of fag ends in the garden , get rid of them!
so clean, declutter, and finish off half done maintenance jobs . Maybe paint any rooms which badly need it.
when we were first going to put our house on the market we did all the above and decided not to bother because it looked so nice 😂go round all the rooms and make a list of what needs doing and work your way through it. Good luck.

Thank you! I know the front of our house needs a good tidy up, currently gravel but it's uneven and hasn't been done very well. Hopefully a weekend spent on it will make all the difference! Also been putting off painting the wooden poarch surround 😫

Yes we would need a major declutter! We have lots of 'Knick knacks' around the house, a lot of wedding decor that I probably should part with (a lot of time was spent DIY'ing wedding decor!) One of the major drawbacks with this house is lack of storage space so I think if I was to start boxing things up we would have to store them at my parents house for the meantime!

Thank you! As I was reading your post I was thinking I'm going to have to go round each room and make a list! Might have to go out and buy a new dedicated notebook 😂🙈

We cleaned, decluttered, tried to fix any minor/noticeable issues, touched up all scuff marks. Made sure everything was well lit for viewings. Aired the house by opening windows before each viewing to ensure it was fresh and didn't smell. I also enjoyed an excuse to have fresh flowers on display. I loved living in a clean and tidy house.. it was never better!

Also really interview the estate agents. We invited 6 over to quote. There was a large difference between them. I also negotiated on commission and questioned how they'd market the property etc.

Ooh this is interesting, I'd never thought there was much wriggle room with commissions/fees etc. Thank you for your reply, I also love having fresh flowers in the house. I have lots of house plants that will need re-homing as I have far too many atm; it will be a good excuse!

Does anyone have any experience of doing the viewings themselves? I think I'd want to EA to do them all as I don't think I would do a good job of up selling the house!

We’re in a similar position, OP. I messaged the most recommended local window cleaners today, intending to get a proper clean now and then a quick touch up before photos/viewings…they’re booked up until the last week in September!

Remember that for photos you can hide stuff (we were advised everything out of the bathroom last time, including loo roll and hand soap) - just put it in a crate and move out for the time the photographer is in that room…but you can’t do that for viewings, so it’s only a short term gain.

We currently have a window cleaner that comes every 3 months but he doesn't do the conservatory roof. Will definitely need to book an extra session for him to give it a good scrub and clean!

We have a 8 month old and he's slowly taking over our back living room, think we will have to pack up his things in the car for viewings! Along with the dog!

Exactly what everyone else said, we did put stuff in both our cars for the viewings lol so I'd strongly advise. Although we just had an open day, 10 viewings and 5 offers so we sold with just doing those few hours all in one go

Did you ask for an open day or did the EA advise it? We are in a relatively good area and houses are selling well atm but don't know if ours would have enough interest for an open day. I guess we will just have to see what the market is like by spring time
