Hi Wise Mumsnetters

What’s your wise advice for accepting offers?

After being given the run around by our previous “cash buyer” who turned out to be anything but and going back on the market this week an offer of a little (£1,000) above asking price was made this afternoon.

The estate agent have said the buyer thinks they will be interest (there are two other second viewings booked this week with one planning on making an offer EA says) and would like it taken off the market but given the previous experience would it be wise to ask for some commitment first?

Thinking mortgage offer or searches paid or instructing solicitors.

Conscious 2nd viewings don’t mean offers and worried about annoying the potential buyer at the same time it’s only been on a week! Grateful for advice please?!

I'm currently looking to move. All these threads just make me want to hunker down & stay here. Which currently the (non existent) housing market is making so easy.

@Mintygreenleaf £1k over asking is no where near enough to have stopped all viewings, buyers don't want to be listed, they want to view! You're letting them mess you about!

Thank you @Netaporter spoke to the EA today and mortgage in principal has been received so another step forward! Hopefully this time…

The EA also had an offer from the FTB who came in 10% below asking - why they would do that I don’t know, I’m not pretending to understand the process anymore presumably FTB trying to be clever! Am trying not to feel insulted.

Anyone have experience of sticking or changing solicitors? The solicitor we used for the previous buyer is off for over a month till beginning September! He has an experienced solicitor in to cover I’m told

Well an experienced solicitor with pre-arranged cover is better than an unknown so I’d personally stick with that. Good luck!
