Where to find private house rentals in Bristol

Hi there, would anyone have any advice on how to find private landlords in / around Bristol? Im looking for an unfurnished 2+ bed rental property for long term (with outdoor space) for myself and a studious 8 year old within 25 min commute from MoD/ Filton. I cant pass the credit check due to my FT income, but I have a guarantor, can pay 6-12 months rent in advance/ increased security deposit, and receive 1K GBP monthly in maintenance.
I have a clean and consistent credit/ rent/ employment history and positive references, no pets, non smoking. If anyone can help/ point me in the right direction asap that would be amazing. So far I`ve scoured Rightmove, Zoopla, Primelocation/ On the Market/ News Now/ Trovit. I have until October 2022 latest to secure something. Thanks!!

Try Southwest relocation property services, they're independent and have numerous properties in the areas you're considering. Highly recommend them.

Get the Rightmove app on your phone, set the search criteria and make sure you've selected 'instant' notifications - you'll hear about it as soon as they go on then.

I also added Zoopla and OnTheMarket apps although they don't have as many properties coming up.

Have you looked at the satellite towns that surround Bristol and also have a station. I'm thinking about Yate, Nailsea or Keynsham (where I live). One thing to be aware of is that each of these is in a separate local authority area.

How's it going @Christine1234567? TBH living in Bath will be a pain with traffic but okay if commuting by train. What year will your DC be going into? Maybe consider the type of school you want before the area

@MrsMoastyToasty Keynsham has the double advantage though of being easy for both Bristol and Bath- not a bad little town with what I hear is a good secondary! And reasonable rents- I would much prefer it in OPs position than around Filton - which in my opinion is horrible. Only disadvantage for me would be that ReesMogg is the MP . We used to go to Keynsham waitrose when we lived in Bath as much preferred it to Bath one.

How very Mumsnet! Given that you have slagged off Filton, I would view a Tory MP as a positive sign of a good area rather than a downside 😀.

@abc5432 Not sure I personally would count Stoke on Trent, Sutton in Ashfield etc as particularly good areas to live ( and I'm originally from SIA) - all with Tory MPs --had a nice Lib Dem MP though in Bath.

It's not the Tory MP aspect , it's the fact I loathe JRM - but other opinions are available of course- and no I don't think Filton is a particularly pleasant area to live. My father in law would totally agree and he's from there!

Interesting turn in the conversation! hahah :)) although its not of primary importance (to me at least), I think it is interesting to know! Based on the creative and insightful tips Ive received on this thread so far (really a big thanks to everyone for your help!!!🙏), I´ve regrouped and cast a flexible search net. I signed up to Locrating for schooling stats, checked out uksocialhousing.com/ plumplot.co.uk to get a sense of different areas, and joined every possible MoD community/ property marketplace related page on FaceBook for Bristol and its surrounds including Bath, & Weston super mare (I would LOVE to know the etymology of that place name). I also posted an ad on Gumtree- thats generated some dubious responses unfortunately. Ive booked next week off work to spend in Bristol in hope of securing some viewing appointments on the fly, and been a bit more circumspect with my communications with agencies.
So I think I just have to rely on some good timing now!! :))

@Christine1234567 have you looked at Fishponds? It's nice and close to the MOD and it's got a good high street.

Might also be worth mentioning Chepstow area, it's a 20 minute drive from the MOD and is slightly cheaper and you don't have the bridge toll anymore. I know a few people that lived over there that commuted to the MOD. No students to compete against either!

@Crikeyalmighty it's OK, I've only seen JRM (and a mini JRM) twice in RL in over 20 years of living in Keynsham. He's too busy up in London.
Keynsham has a couple of good secondary schools and several good primary schools.

OP I forgot to mention that Keynsham is in Bath and North East Somerset (known locally as BANES) and not in Bristol.

@MrsMoastyToasty I spied him in Waitrose just before 2019 election surrounded by forelock tugging pensioner women. He is indeed an odd one. I actually like Keynsham - never understand why people , especially families , choose to live in grittier bits of Bristol , when they could live there- But guess we all have different tastes!!

Assuming you drive this should work. You'd drive to the railway station, less than 5 minutes but a nasty walk. There are frequent trains to Filton Abbeywood which takes about 20 minutes.

It's within easy reach of Nailsea's tiny town centre which has Tesco, Waitrose and Iceland, a few pubs including one fairly close to the flat. Also a couple of good restaurants and an excellent Indian takeaway/delivery.

There are often both landlords and potential tenants who post on the local area Facebook groups. I think a lot of tenancies get arranged that way to avoid agency fees.
