Has anyone noticed that barely anything is coming on the market?

Same here (SW). I'm guessing people are nervous about upsizing given the doom and gloom relating to interest rates / inflation / general cost of living increases. Once one sector of the market slows, that will have a knock-in affect across the board.

Yes! We want to downsize, but all I can find in our area and our price bracket is are 3 bed semis on 1960s/1970s housing estates.

Also SW, just. North Wiltshire.

Yes I thought it may be that.

I can only find undesirable places too but even they are few and far between.

I am seeing a lot of reductions and houses not selling too.

In my area people have whacked on at £150,000 in the space of a year or two - it's crazy. It seems crazy to me to pay that much extra.

School holiday time generally means the market is quieter, particularly for family houses.

The busiest months are typically March through to June.

There are no 3 bedroom houses in the price range I am looking in. Majority of anything coming to market is people downsizing, everything new is 4 bedrooms plus and over £900k.

We got a letter through from an estate agent yesterday saying they have FTBs Mr & Mrs Smith who have an AIP in place, they want to buy in our area but nothing is available so will we sell them our house? So I think the situation around here is pretty dire!

I have seen a really lovely townhouse however and it doesn't seem to be selling.

It's freehold but has an annual service charge of £450. It's council tax band F.

I wonder if that is what is putting people off.

If you have to pay a service charge, I don't think £450 is that bad in the general scheme of things. The question is how much can that service charge go up.

If whoever sets that can charge what they like it could be £2k in two years. But it'd be worth asking the question, in case other people haven't and it's actually regulated in some way

Yes Owlcat I was put off by it because I have heard of the unscrupulous practices of putting it up sky high.

I thought a solicitor would need to check that kind of thing. It's definitely worth asking though you are right.
