Split from husband but house was purchased only a year ago on 5 year mortgage so will have to pay an early repayment fee if move in next 4 years. I cannot afford the property alone and in all honesty it needs to much work which is where I need your help.

The house needs a full rewire. It also has a damaged chimney that let's birds in let alone water! I am aware this will have an impact on the house price when it goes for sale if I declare early but would you get the work done or just cut your loss? I'm thinking the chimney yes as it let's in water but leave the electrics? It's a sort after location where housing rarely comes up, potential to extend side ways and back wards and has an outstanding school so I don't think it will be a tough sell if electric were fine but do you think needing a full rewire would drive any potential buyers away? The boiler is also in the bedroom which I'm thinking may cause issues

Any advice would be appreciated!

I'd ask for a value from the estate agents and then decide.

Are the electrics actually unsafe or did your survey state rewiring was recommended for another reason?

Structural issues should be fixed first. It's pretty common for houses to be sold when relationships break down. Just because there are issues with the house doesn't mean it won't sell.

Would you look to buy a smaller/cheaper house? You may be able to port your mortgage and avoid early repayment fees.

List as is and price accordingly. Buyers are likely to prefer to have the work done to their specification.

The chimney yes. It will start to cause other issues and gives the impression the house not cared for.

If there's potential for extension then rewiring seems pointless as it will likely require a lot of changes anyway.

Could either of you port the mortgage to another property?

Thank you. I wouldn't be able to afford to buy on my own but he probably could. He can stay with family though so expect he would do that as it will be cheaper for a while. Will speak to estate agents to get a valuation booked in and see how they price it. electrics aren't unsafe just very old
