Damp in corner

I want to put our house on market but it has had some damp in the back of the lounge, wrecking a bit of skirting and causing a bit of black mould. It’s all below window level. It’s the same in my neighbours houses. Should I get this fixed or not? I have no spare cash, though I guess I could try and get a loan to fix it. I don’t trust builders though! I’ve heard about getting rentokill in and that they’re full of BS. There’s an old certificate with a lifetime guarantee for a damp course that the previous residents had done. I need to get on with the sale but this is stressing me out!

You can try to sell without fixing but might put buyers off

Yes I thought the same. Though there are property developers who buy round here and would know people who can do it for them, etc.

What is the general condition of the rest of the house? Is it in good decorative order with decent kitchen and bathroom or in need of an overhaul?

If you are in the fixer upper category already it will make less of a difference.

Otherwise I'd be trying to identify the source of the damp. Could it be something like a gutter or drain the other side?
Replacing a bit of skirting isn't a big job but you have to address the source first
