FTB renovating first house.

My husband and I have just bought our first house 2 bed end terrace. (Not our forever home but will be here for a good few years) we're due to complete next week.

However, we're looking to renovate and possible extend before we move in. I was debating between a 2 storey side and single rear extension or a rear extension and a loft conversion.

Hubby thinks it's too much work if we're not staying here forever which I see why he says this. So I'm considering just a rear extension. And possible putting up a partitioning wall to make separate reception rooms as we have our son who's still a toddler so would like him to have his own space with toys etc...

And will be knocking through the toilet/bathroom wall to make a family bathroom.

Do you think the idea of a partitioning wall to make a separate reception room is feasible? If so what's the average cost of this? I'm in the West Midlands. I've attached the current floor plan.

I agree with your dh that sounds a lot to do to a 2 bed terrace. Not especially for the same reason, but in terms of you recouping your money. Houses in the same street have an upper limit in terms of what people will pay. Doubling the size of the house seems too much (even if allowed with planning permission.

The other thing I am surprised at is, if you have the vast amount of money it is going to cost to do all that extending, why you didn't just buy a bigger house in the first place ?

We did consider buying a bigger house but we're looking at long term investments and this is it for us.

Personally I’d move your kitchen to the lounge/diner and add a family tv/sofa zone with toy storage so you can watch him play whilst in the kitchen. Make the current kitchen either a nice sitting /snug/tv room or a playroom for your son (make sure he can’t get to the front door though). I’d doubt you’d recoup the costs of an extension on resale and unless you have precedence on your street for such a large extension I doubt it would pass planning without neighbours objecting/right to light etc.

With the cost of building work so high at the moment I wouldn’t take on a big extension.

I would take down the wall between the kitchen and dining room with lass doors in back of dining room and doors to separate the living area off from the rest or separate it off totally. New door from hall to kitchen.

what I pa the side porch made of? I’d look at insulating it and making it a utility room with toilet or toy storage or possibly incorporate into kitchen.
