Moving to KT2

Hi,

We’re thinking of moving to KT2 and wanted to check if anyone had any thoughts on gibbon road. It’s close to the train, but right on the edge of some of the catchment areas. Is this a good part of north Kingston to live in ? We have two daughter, 3.5 years old and 3.5 days old and are looking for a good area with good schools. Safety is paramount for us. We both work in the city, Canary Wharf and Liverpool Street .

Any thoughts and help much welcome. Thanks ,!

Gibbon Road is not easily in the catchment area of the best North Kingston Schools. Fern Hill, Latchmere or Alexandra's. You'd be best moving either to the part of the Tudor estate closet to latchmere or north of Kings Road - although this is a little further to the station. If you are at the very top of Gibbon Road _ further from the station you might get into Alexandras, but the ones down the end near Sainsburys probably not. Happy to PM you if you need more specifics

Kingston is lovely but very far if you work in the city. Do you want to be in the KT area? For a similar budget there are other nice, family-friendly areas much closer to the city.

Sarah, do you have any other suggestions for us. We looked at kt2 for the schools, especially girls.

My husband and I work in the same places and live in South East London. Blackheath or Greenwich are both lovely, especially if budget stretches to private schools (for secondary). Or we are se12, brilliant primaries, secondary you can try 11+ for grammar, good private options or Eltham Hill for girls (we are doing none of these).

I'd consider:

Dulwich
Blackheath
Greenwich
Bromley
Crystal Palace

All lovely and much easier for your commute!

I live closer to Kingston and in a KT postcode and the vast majority of people I know here all commute to Canary Wharf or the city. It’s just such a nice place to live. Kingston, Surbiton and northern suburbs of Surrey are just the best and I have lived and had friends all over London. Surbiton has a similar feel to Kingston and has amazing transport links to London. When we lived in Balham our commute was the same time but so much more crowded than the overland train.

I would check the SE3 and SE9 postcode in Kidbrooke too which has good schools, commute and decent budget too.

Kingston/Surbiton don't really feel like London much more suburban, though also lots of students. The other areas mentioned above are more of a London feel if that's what you prefer.
I agree the commute is fine on paper but in reality can be frustrating especially the Kingston line. Did it for many years.
